February 19, 2012 - - - - Sales of Aliso Viejo Real Estate fell big time in January to only 51!  That is well below our norm of 70 Sales per month.  I believe this was partly due to the high volume in December - 96 Sales - and the usual January Real Estate slump.  I expect Closed Sales Volume to pick up sharply since there were 130 new escrows in Aliso Viejo between Jan. 18 and Feb. 16! The Average Aliso Viejo Median Sales Price dropped slightly from $372,500 to $372,000 (August thru January).  January is usually a weak month for Closed Sales Prices. February 16, 2012 - - - - - Holy Guacamole!  According to Steven Thomas, Aliso Viejo Real Estate Market Time dropped another 21% over just the last 2 weeks!  We are at an astonishing 1.22 Months!  And it's still February!  Theoretically You should be able to Sell Anything in Aliso Viejo that's not priced 20% above Market Value.  If this very low Market Time holds for 3 consecutive months, you will see Price appreciation.   Demand for Aliso Viejo Real Estate is up 16% over just the last 2 weeks to 130 new escrows per month!  Pretty amazing since our long term average is about 76.   Aliso Viejo Inventory dropped another 9% to only 158 places For Sale without an accepted offer!  If we are opening 130 new escrows per month, and there are only 158 places For Sale, it means we're almost Selli...

90-day Market Stats for Single Family properties in ALISO VIEJO, CA as of October 07, 2011 Median List Price: $587,115 Average List Price: $619,515 Total Inventory: 136 Price Per Square Foot: $287/SqFt Average Home Size: 2,173 SqFt Median Lot Size: 4,188 Average # Beds: 3.65 Average # Baths: 3.05 Homes Absorbed: 11 Newly Listed: 8 Days on Market: 128 days Average Age: 17 years ----------------------------------------------------------------------------------------- A 90-day market back in October to the new quarter 90-day market will be interesting to see. On average. monthly it has been a 62 day average on the market. Some condos in the area have dropped significantly in Aliso Viejo.

  February 2, 2012 - - - - - According to Steven Thomas, Aliso Viejo Market Time dropped 35% in just 2 weeks.  That is incredible!  Aliso Viejo Market Time is only 1.55 Months.  In other words, well over half of everything that is listed in Aliso Viejo is going into escrow in 30 days or less!  Something's happening out there.......   Demand for Aliso Viejo Homes shot up 33% during the same time to 112 new escrows opened over the last 30 days - a Big Jump over just 2 weeks! The Aliso Viejo Market  January 19, 2012.  During December (not the hottest month for Real Estate) 96 residences Closed Sale in Aliso Viejo!  That is higher than any other month during 2011!  And the Average Aliso Viejo Median Sales Price rose from  $369,000 to $372,500 (July thru December)!  I don’t have a good explanation as to why the average Median Price rose.  Maybe all the cheapest properties are gone. January 19, 2012 -According to Steven Thomas, Aliso Viejo’s Market Time has dropped 11% since October, to 2.37 months!  That is unusual!  Mid-January is not normally a Hot time to Sell Real Estate. As of December 8, 2011, Demand in Aliso Viejo is 73 new escrows opened over the last 30 days!  Luckily for Sellers, there are only 208 residences for Sale, without an accepted offer, in Aliso Viejo!  According to Steven Thomas, that equals a Market Time of 2.85 months!  Market Time is the number of residences for Sale divided by the number of new escrows opened over the last 30 days.  I feel new escrows opening is the best indicator of current Sales Activity.  It is a much better number than Closed Sales because “escrows opening” happens 45 days before "Closed Sales".  A Market Time of 2.85 months is Very Good for early December!  Market Time tends to “spike” at this time of year because many Buyers choose not to shop for Homes until after January.
