The were 51 single family homes currently listed in 2012 versus 83 in May of last year. 22 sales occurred this year versus 14 last year. Marketing times are slightly higher this year. The are 56 single family homes currently listed in 2012 versus 75 in April of last year. 25 Sales occurred this year versus 13 last year. Marketing times are steady between this year and last. After reviewing the inventory of available homes in Blackhawk Country Club this spring now is the time to review the housing market in Alamo. This series of posts will cover our current housing inventory for sale versus last year in: Danville, San Ramon, Blackhawk, Alamo and Walnut Creek. A look at what Alamo Housing Inventory was in April 2011 And here is a look at how things are at at the end of April 2012 in Alamo: Single Family Homes Active Inventory for Sale:     50...a 33% decline from 2011 Townhouses & Condos Active Inventory for Sale:    1...a 66% decline from 2011 The results are holding steady with the other communities reviewed so far. Alamo completed the first quarter of 2012 with 47 homes sold versus 18 for the same period in 2011.

The first quarter of 2012 is finished so let's check and see how the Alamo real estate market is performing. Sales of single family homes have posted a big jump. Median home prices have increased over last year as well. Time on market did increase as many aged listings were closed. Well we are almost through the first quarter of 2012...let's see how the Alamo Real Estate Market finished the first two months. Sales of single family homes have jumped nicely. Nice stats even considering we got one extra day for sales this year due to Leap Year. Median home prices are slightly higher as well. Time on market increased as many aged listings were closed. Finally, 322 Lark Lane, which was listed at $11,800,000 closed escrow with the transfer price being undisclosed. Mortgage and Market Update for March 18th Economic News: The debt situation in Europe seeming more stabilized and positive reporting on the US economy sent interest rates higher in the first part of the week. The majority of economic reporting for the week was positive. Retail Sales were good and the Weekly Jobless Claims improved again. The Producer Price Index and the Consumer Price Index showed inflation has gotten a little hotter with increased energy prices leading the way. The only downbeat report was Consumer Confidence where the drop was most likely attributed to higher gasoline costs. Lots of data on the housing market is on tap for the coming week. Mortgage and Market Update for February 24th Economic News: This week’s calendar was light. Existing Home Sales experienced a 4.3% increase in January. While pricing remains under pressure available inventory continues to decline. The New Home Sales report was a little soft and, as with existing home sales, inventory is down. Weekly Jobless Claims again beat expectations and the four week moving average continued its winning streak to 11 of the last 12 weeks. Lastly, Consumer Sentiment was reported higher than forecast. It’s that time of year again and we are seeing gas prices rise rapidly. Oil is now trading north of $108 per barrel and pump prices are moving up. Active listings are down from December but we have seen movement in the higher end homes priced above $2,000,000. Mortgage and Market Update for February3rd Economic News:  The employment news is the big headline for the week. Today’s release of the Employment Situation showed robust gains for jobs in January. The 243,000 positions added were well above estimates and the Unemployment Rate declined to 8.3% from 8.5%. Weekly Jobless Claims were in line with estimates and the four week moving average posted declines in 8 of the last nine weeks. ISM Manufacturing and Factory Orders were both well received and show continued expansion in the “goods making” part of the economy. In today’s higher end real estate environment there are a lot of good deals out there but things can become a bit complicated when one is trying to sell a one million dollar plus residence while looking to move up.
