After I finish checking TV Guide to see what shows are on tonight and making a few calls with my rotary phone I need to go to the bank to get some change for the pay phones in case I have to make some calls while I'm out.  Then I have to stop by my office to check the MLS books for this week and send a couple of faxes.  Then stop by AAA to get a new local map that includes the roads around that new subdivision that was recently built one town over.

Technology is a tool, replacing the tools we used to use business and our day to day lives.

® given JJ Johannes admits his background is in tech not real estate or having the ability to write listing and ad descriptions:

"My background is in technology and writing something eloquent takes time. This made it so much easier."

What an idiot to interview.

 

Had they interviewed any seasoned Active Rain agent, we'd have stated that AI is a tool and only as good as the user. 


As a writer, I'd never let AI do that for me. I would even let Lister Assister do my MLS writeups and I was technically paying for that service in my package.

What's most interesting are the comments - "agents don't do anything anyway" "what are we paying commission for" "etc" - I think we should do a survey of how many of us use chatbots to write our listing descriptions. I don't. I'm actually capable of coming up with phrases like "open floor plan" myself. Really?

So the answer is, no, it's not the AI getting out of hand. It's the HI.

I guess it's useful in real estate for those who can't write or are too lazy to write. To me those descriptions always sound obvious and "a bit much", very artificial, some are good for a laugh, they are so overdone. Don't see how the agents don't realize that. I am sure the buyers do.

I am aware of that program.  If used well, and then personalized to make it our own, it could be a good tool.  I have not used it however to plan to play around with it.

I do prefer, as you know, to use my own natural intelligent voice.

I don't know how much value it adds as I haven't tried it. I personally don't care for "eloquent" descriptions. It's often the seller who wants the description to sound eloquent. As a buyer and agent, I just want the facts. Also, does it take SEO into account when writing a description?

It is just getting started! I find it annoying when I dial up and get Mr. Friendly who wants to help: "just tell me in a few words what you are calling about" he says. It violates the realms of a human being. Do a RRR richie reverse rule and pretend to be an AI and see how ridiculous it is & how others tire of the "joke" quickly. Saying all that, AI is getting smarter

Back in the day "The Outer Limits" shared plenty of warnings about a future with AI out of control.

I suspect that the folks creating AI are all to young to have ever seen these warnings though.

I don't like adding a lot of fluff into my listing copy. I find that most people are not reading the listing copy until after they toured the apartment, and only if they have further interest, then they will read it. The pictures/floorplan/video speak more to then than the copy. Once we have their interest piqued- only then does the copy matter to most buyers (at least in my market)...and at that point the fluffy language doesn't matter. Perhaps it's different in the single family detached market- but with about 98% of sales in apartment buildings, the copy is not what is selling the home-so I rather (mostly) keep to just the facts in the text.

 

I haven't played with ChatGPT - so I don't know how this would impact me, but my guess is not too big of a deal. I think this is just the start for AI- and it doesn't concern me at this particular stage, but sentience is a larger concern.

I first learned about AI back in the early 1960's when it was known as automation.  We feared losing our factory jobs.  Next came computers and more jobs lost.  Elon Musk and Tesla have taken AI to another level cars in minutes.  This is nowhere as dangerous as the ability of AI to be used in war or policing.
