   My investor friends pays a couple of muscled-up "tools" from the local gym to act as bodyguards, when he goes to collect delinquent rent on his lower end rentals.

We use Rentec software and love the ease of online applications, credit and background checks and move-in inspections with placing to record photos of damage repairs. There is an online repair reporting too.

Out here the county courts have all their records online and are free to search and pull case files.  The next county over charges less than a cup of coffee for that.

 

Annual credit report.com is great for credit reports.

 

Other than that a carry permit is great to have as well.
