I enjoy working with first time Buyer's as well as the Buyer looking for a high end home.  New Buyer's need an expert to help them avoid the many pitfalls of buying a home and even the experienced Buyer is not always up to date on the current market conditions.  I take pride in getting the job done right the first time and keeping happy customers.  I feel I am doing a good job when my previous customers refer me to their friends and family or call me to assist them again.

Ten reasons why I am successful selling Listings

· I actively work my Listings until sold.  I cannot stand to have a listing expire on me.  I have a clock that runs in the back of my mind constantly screaming, "Time is running out.......... Time is running out.........."  My sense of responsibility and duty and my obsessive need to perform to expectations will benefit you in that I will get your home sold.

· I actually do what I say I will do.  By definition anything I say is an iron clad promise and I will gladly put in writing with financial consequences anything that I say.

· I am a strong and consistent communicator.  I communicate regularly with my Sellers after each showing to report feedback that I have received from potential Buyers or cooperating Realtors that have shown a Sellers' property.  If I do not receive any feedback then I report that. In short what I know my Sellers know.  Also, I regularly provide my sellers with an updated analysis of the market in their area.

· I am an expert in pricing.  I sell my listings for the price that I report prior to listing a house.  If a Seller will not list the house for the correct price then I will not take the listing.  I do not want to do a Seller the disservice of stigmatizing their property with a large number of Days on Market.  I do not ask a Seller to drop their price substantially below the price I gave on my market analysis performed prior to the Listing.

· I market all my Listings with Full Color Flyers printed at high resolution on High Quality paper with a Xerox Phaser 8400N with Solid Ink technology (an alternative to laser printing, provides truer, more saturated, and remarkably consistent images).  This is important because these flyers will not run if they become wet.  The Flyers have a minimum of four photos, all of which are edited with photo software to provide the best presentation available.  Also, the flyers are available online as well as always stocked in the stand alone brochure box that is placed on each one of my listings.

I am expert in marketing.  I make sure all my listings are marketed to the level of Maximum Exposure.  Although I do customize the marketing to each individual listing.  There are a number of things that I do with every single listing.  All my listings are placed on our company website at www.PaulaAndCompany.com with information about the property, information about the neighborhood, a slideshow and a True Virtual Tour.  This site regularly ranks at the top of Google and as a result is the heaviest trafficked local real estate website.  At the bottom of the page is a number showing how many people have viewed the property.  Each listing is also marketed online through Google Base, REALTOR.com, Trulia.com, OklahomaBienesRaices.com and many others too numerous to list.  The rank of these sites as well as ours can be verified by going to Alexa.com.  In short I provide the very best Internet exposure available in the state of Oklahoma.  This is very important when you consider that the NAR reports that 84 percent of recent home buyers used the Internet in their search.  Every open house is advertised in the Saturday and Sunday newspaper with picture display.  Each listing is placed in Paula and Company's 16 page newspaper which reaches a circulation of 11,000 (and growing).  Each new listing is delivered via door hangers to homes in the surrounding area that will in turn be passed on by your neighbors to friends and family they want to move close to them.  Each new listing and open house is electronically marketed directly to each matching buyer in Paula And Company's database of Active Buyers.  Each listing is also marketed through the MLS with 10 pictures and a link to the True Virtual Tour.  I present each listing to my associate REALTORS within my office at our weekly Tuesday meetings.  I market each listing with the largest residential sign used by any residential company in the Oklahoma City Metro area.  Our signs are painted with reflective paint to make sure our Sellers' property is still attracting attention even after the sun goes down.  In short, I and my company have determined through research and experience the most effective forms of marketing real estate in the current market and we use all of them.  I am often asked, "How can I do so much more marketing than the competition?"  The answer is that although we spend much more per week advertising we advertise for fewer weeks.  We are not in the home listing business.  We are in the home selling business.  By doing all the right advertising early when the listing is fresh and hot we ensure that we sell it and do not have to advertise it for long.

· I have the experience necessary to avoid the common pitfalls that result in failed deals.  Also, I use Paula and Company's proprietary transaction management software that helps me negotiate a deal through any obstacle that arises and follow through to a smooth uneventful closing.

· I am always aware that I am representing your transaction.  And as such I always ensure that my appearance and manner meets the highest of professional standards.

· I conduct my business in a proactive manner.  My philosophy is to never let something wait on me.  If there is something I can do I like to get it done right away.  I have also through the years have assembled a team of service providers (lenders, inspectors, insurance agents, contactors etc.) that are proactive as well.  Through this philosophy problems are not allowed to augment.  They are dealt with and solved and the process can continue forward.  If I have information that you need to know, I will tell you immediately be it good or bad.

· Accountability.  If I list a house I consider it a responsibility to sell that house in the shortest time possible.  I always deal directly with my Sellers.  My Sellers will never have to talk to anyone but me concerning any of the matters of selling their home.  When I take a listing, I feel that the Seller listed their house with me personally, not a team, not a company, not a profession or an industry but me.  As the saying goes, "The Buck Stops Here!"
