Considering working with a property manager to rent and manage you property? Let us show you how easy owning property can be with a professional manager in your corner. We are different than many property managers in that MUCH OF OUR SERVICE IS FREE. We advertise the property, screen tenants, handle showings and document the condition of the property prior to move in FOR FREE. We don't make a penny until we start making you money. Unlike other management companies we will never make you wait for your rent. We pay all of our owners BEFORE the first of the month, always! If we have to chase down rent, we do it AFTER you get paid. We deposit your rental proceeds directly into your account electronically. That means that your proceeds will usually hit the bank before your tenant's rent is even due. Our deposit structure guarantees your tenants will be ultra-qualified. Our minimum deposit is equal to one months rent plus $300 for renters with good credit, and equal to 2 times the rent amount for renters with a credit score under 610 or with a shortsale, foreclosure or bankruptcy on their record. This serves to protect your property AND to make sure that we (and you) are covered in the event of an eviction situation. On top of that we do all tenant screening, condition documentation (to make sure the property stays the way it was when we rented it), tenant emergency calls (24/7), repairs, and when necessary evictions as well as bookkeeping and end of year accounting for your tax purposes. Our services are completely tax deductible. Noble Real Estate does not have an in house team for repairs, everyone we work with is a 3rd party contractor or handyman. That means we dont make money on home repairs. Our only interest is keeping your cost down and saving you money in the event a home repair is necessary. Every contractor or handyman we work with has been hand selected based on the quality of their work and the fact that they work for us at a discounted rate based on the volume of work we assign to them.
