Just yesterday, my friend texted me with the exciting news that her offer was the winning bid in her home state of Oklahoma!  She lives here in Cave Creek, Arizona, but her daughter will be attending school in Oklahoma.  She tasked me with finding an agent to help her.   ActiveRain to the rescue.  Scouring the list of agents in the leaderboard made it easy to find an agent in her desired city.  After contacting the agent, he explained his wife is also a loan officer.  Normally a conflict, he explained that others have given her high marks for her lending and customer service.   Armed with this knowledge, I reached out to my friend.  The connection was made and in 2 days, the house is now under contract.  It's a real charmer and completely remodeled in an excellent area.  Because my frie...

The Best Time To Sell Your House Is When Others Aren’t Selling   If you’re thinking about selling your house, you should know the number of homes for sale right now is low. That’s because, this season, there are fewer sellers listing their houses for sale than the norm. Looking back at every April since 2017, the only year when fewer sellers listed their homes was in April 2020, when the pandemic hit and stalled the housing market (shown in red in the graph below). In more typical years, roughly 500,000 sellers add their homes to the market in April. This year, we saw fewer than 400,000 sellers entering the market in April Click Here to See the Graph and Continue Reading & Share   The Worst Home Price Declines Are Behind Us [INFOGRAPHIC] Click Here to See Gragh and Continue Reading & S...

When it comes to buying a home, many people dream of finding the perfect turnkey property that’s move-in ready. While that may seem like an ideal situation, it’s not always realistic, especially for those on a budget. However, just because a house isn’t in perfect condition doesn’t mean it’s not worth considering. In fact, many fixer-uppers can be hidden gems just waiting to be uncovered. We will explore the potential of fixer-upper homes, and why you shouldn’t be scared to take one on. 1. Opportunity to customize One of the biggest advantages of a fixer-upper property is the potential to customize it to your preferences. With a move-in ready home, you have to work around the existing design, but with a fixer-upper, you have the chance to make it your own. This means you can make change...

Comparing real estate metrics from one year to another can be challenging in a normal housing market. That’s due to possible variability in the market making the comparison less meaningful or accurate. Unpredictable events can have a significant impact on the circumstances and outcomes being compared. Comparing this year’s numbers to the two ‘unicorn’ years we just experienced is almost worthless. By ‘unicorn,’ this is the less common definition of the word:“Something that is greatly desired but difficult or impossible to find.” The plandemic profoundly changed real estate over the last few years. The demand for a home of our own skyrocketed, and people needed a home office and big backyard.  Waves of first-time and second-home buyers entered the market. Already low mortgage rates were ...

Today in our blog series titled "The ABC's Of Real Estate," we're talking about building equity, one of the most powerful aspects of homeownership. Equity represents the value that you, as a homeowner, truly own in your property. The concept is straightforward but often misunderstood, so let's demystify it.When you purchase a home, you make a down payment and borrow the rest of the home’s purchase price with a mortgage. Over time, as you make payments towards your mortgage, you reduce the amount you owe and increase your equity — the property's value that's truly yours. It’s not just your payments that help you build equity, but also the potential for your home to increase in value over time. This dual engine — repayment and appreciation — is the power of homeownership. As a buyer, you s...

Today in our blog series titled "The ABC's Of Real Estate," we delve into the world of auction properties. Traditionally, when people think about buying a home, they picture open houses and private viewings. However, there's another realm of real estate that can offer significant benefits to savvy buyers and sellers alike — auctions. In the right circumstances, auction properties can be hidden gems of the real estate world.Auctions provide an alternative route to homeownership, usually offering properties at a competitive price point. These can range from foreclosures sold by banks to homes auctioned off by homeowners wanting a quick sale. The unique feature about auction properties is their potential to give value for money, provided one has an appetite for a little risk and research.F...

For many Douglasville residents, the choice of their next Douglasville home is between existing homes and new ones. For those whose initial house-hunting forays produce little more than sticker shock, there’s a third, less popular option: building your own Douglasville home! While there are plenty of examples of success for those choosing the third path, by the time that option is move-in ready, the end result may not have significantly reduced the bottom line. Especially now, with supply snags and inflation weighing heavily on construction costs, building your own Douglasville home isn’t a sure way to greatly ease the financial burden. As dozens of online checklists reveal, building your own home involves many more details than just buying a lot and hiring a contractor. Here’s a shorten...

The web has long since upended the public library as the principal dispensary of the latest research on publicly accessible information—so much so that the libraries themselves rate their offering of free computer access as one of the prime reasons why “Going to the library” is “the most common cultural activity in America” (if you find that hard to believe, check out this Chicago Tribune explanation). When Dallas real estate data, like the latest local trends and activity, become a central point of inquiry, the internet’s easy 24/7 accessibility would seem to offer a giant step forward. In some respects, that can be true—but always with the proviso that the trustworthiness of online data should always be confirmed by multiple sources and they should be checked to confirm that those sour...

Powder Springs’s Memorial Day capped a weekend that had all the expected Mem Day activities—including the feeling that summer is close at hand. Actual summer may not arrive in Powder Springs until the summer solstice on Wednesday—but especially in years like this one, when Memorial Day is just a few days removed from the start of hurricane season (officially on Thursday), it clearly marks high time to check whether enough charcoal briquettes overwintered from last fall. You don’t have to have a primary or vacation home that might be affected by hurricanes to mark June 1 as the point in the year when summer weather makes news. The official start of hurricane season is said to be when mid-Atlantic storms usually begin to get going in earnest. Ninety-seven percent of Atlantic tropical cyclo...

Inventory Increases, Sales Slide The ever-unpredictable real estate market tossed agents another curve ball last month. Existing home sales fell 3.4% in April from March, with sales over 23% lower year-over-year. However, there was a slight, 1% increase in the inventory of homes for sale, which represents a 2.9-month supply. Sellers of more affordable homes are seeing the most activity. For example, a Las Vegas agent's listing for a $395,000 home saw plenty of interest and received multiple offers, but an open house for a $510,000 property only generated crickets. While properties' time on the market was around 22 days last month, which was a week longer than March, it was up from just 17 days in April 2022. Most homes sold within a month. First-time buyers continued to take it on the ...
