When making an offer on a home, earnest money is your way of saying, “I’m serious.” It’s a deposit—typically 1–3% of the purchase price—held in escrow and applied toward your closing costs or down payment. Why It Matters: Shows Commitment: Earnest money proves to the seller that you're a serious buyer, which can make your offer more competitive—especially in a hot market. Protects Both Sides: If you back out for a valid reason (like financing or inspection issues), you typically get your money back. If not, the seller may keep it as compensation. Strengthens Your Offer: A larger deposit can help your offer stand out and show financial readiness. Final Thought:Earnest money helps build trust in a transaction and keeps both parties accountable. It’s a small step that can make a big impact ...

CTMecontracts is our digital contracting platform we use in Colorado.   Actually, think another company just bought it out, and now MRI Software.    They are tweaking and adding products all the time, so it is important to look and see what the new features are! This week they sent out another email offering a WebEx class called Small Bites, and they went over the Docs Management section, along with the SMART contracts we can add.    You can even add a .pdf version of a form you need to sign for your kids to go to a field trip!    There is a section called Miscellaneous Docs, and you can add CDAs, referrals, and anything you may need.So nice these are web versions, and you don't have to attend an actual class.   You have a option to ask questions during the webinar also. You never will kn...

Retirement isn’t just a milestone. It's the beginning of something really special. After years of hard work, it’s finally time to slow down, explore new passions, and live life on your own terms. But with this exciting chapter comes some big choices. And one of the biggest is this: does your current home still make sense for the lifestyle (and budget) you want in this next phase of life? That’s an especially important question right now. Just in the past five years, the cost of living has jumped by 23% according to the Bureau of Labor Statistics (BLS). That’s based on the Consumer Price Index (CPI), which is how changes are tracked in the average price consumers pay for goods and services (see graph below): When you’re thinking about how to make your retirement savings last, those rising ...

A home warranty is a service contract that covers the repair or replacement of major systems and appliances that break down due to normal wear and tear—things like HVAC, plumbing, electrical, and kitchen appliances.🛠️ What's Typically Covered? HVAC systems Electrical & plumbing Water heater Appliances (stove, dishwasher, etc.) 🚫 What's Not Covered? Pre-existing issues Cosmetic or structural damage Improper maintenance Items still under manufacturer warranty 💵 Cost & How It WorksMost plans cost $400–$700/year, with a service fee ($75–$125) per repair call. When something breaks, you file a claim, pay the service fee, and the warranty company sends a contractor to handle the fix—if it’s covered.🤝 Who Pays?Sometimes the seller offers it as part of the deal. If not, buyers can purchase one ...

Yes, it’s real — scammers are stealing identities, forging documents, and selling homes they don’t own. It’s called title fraud, and it’s especially common when a property is mortgage-free.⚠️ How It Happens: Identity theft – Scammers gather your personal info from phishing or social media. Fake documents – They create IDs and paperwork to impersonate you. Illegal sale – They list and sell your home, then disappear with the money. 🚩 Red Flags: You get mail about mortgages or title changes you didn’t authorize. Strange activity on your credit report. Someone contacts you about selling your home — but you never listed it. You stop receiving important mail. 🛡 How to Protect Yourself: Sign up for title fraud alerts (if available in your province). Monitor your credit report regularly (Equifa...

WHAT A CREW!    WHAT A MEMORY!I know, I know!  Can't remember some of this crew?  Realize it was about 33 years ago and that helps with the reason and I have the same problem.  But it is a REALLY good memory.  I am on the bottom row right proudly wearing my new RE/MAX jacket and I guess we were holding fingers up because we aimed to be #1!RE/MAX was a brand new franchise in the country and the guy in the white shirt and tie, Robert Cargile, brought it to town.  Several agents joined him and I was one of them.  And I love this happy picture! I also love knowing that RE/MAX has been an asset to Searcy AR!!

Headlines are talking about the inventory of new homes and how we’re back at the levels not seen since 2009. And maybe you’re reading that and thinking: oh no, here we go again. That’s because you remember the housing crash of the late 2000s and you’re worried we’re repeating the same mistakes. But before you let fear take hold, remember: headlines are designed to be clickbait. And a lot of the time, they do more to terrify than clarify. That’s because they don’t always give you all the context you need. So, let’s take a step back and look at what the data really says. Why This Isn’t Like 2008While it’s true the number of new homes on the market has reached its highest level since 2009, that’s not a cause for alarm. Here’s the context that matters most. When the data is turned into a grap...
