The BC Ministry of Transportation and Infrastructure is well underway its project to construct a new bridge over the Capilano River, connecting West Vancouver to both Downtown as well as North Vancouver. This is part of a larger "Marine Drive/Lions Gate transit improvement project" worth an estimated $40 million. The old Capilano Bridge, just west of the Lions Gate, was recently moved and is serving as a temporary detour for traffic while workers construct a new bridge in its place. The old bridge was slid over onto temporary footings while the new bridge is being built on the old alignment. For all you engineers at heart, be sure to check out the videos that show this incredible feat!

The worldwide pandemic and an economic recession have had a tremendous effect on the nation. The uncertainty brought about by both has made predicting consumer behavior nearly impossible. For that reason, forecasting home prices has become extremely difficult – especially in California.Stay at home orders have resulted in high levels of unemployment and some businesses going under. Generally, when unemployment has skyrocketed in California, the price of homes starts to go down. Right now, 3.7 million Californians are applying for unemployment benefits – a shocking number.Normally, there’s a simple formula to determine the future price of any item. You calculate the supply of that item in ratio to the demand for that item. In housing right now, demand far exceeds supply. Mortgage applica...

I have my favorite tools.  I loved using Jing for screen capture, but the company sunsetted Jing and replaced it with an alternative.  I don't like it as much, but hey, when something is free, how much complaining should I be doing?I think most of us have a preferred Internet browser.  I'm personally partial to Firefox, then Chrome, and bringing up the rear is whatever Microsoft offers. But, when you work in multiple worlds (engineering, real estate, etc.) you learn to be flexible. There are differences in coding and capabilities. In my engineering world, there are programs that are ONLY tested to run on Internet Explorer.  You try another browser and you won't even be able to log in.And some of the HR programs are optimized for Chrome. And then you have glitches to work around. For instance...

Stoneridge is a development on the western side of Kalispell, located about a half mile from the beginning of Foys Lake Road. The homes are bordered on the north by Ashley Creek, and the development includes a one-acre park.  The two streets in the development, Stoneridge Place and Stoneridge Drive are only a ten minute drive from the center of Kalispell. They are also the same distance to all stores and restaurants in the northern part of town as well as to Kalispell Regional Medical Center and the Flathead Valley Community College. In terms of enjoying the great outdoors, the community is only a mile and a half from Foy's Lake, two miles from Lone Pine State Park and about three from Herron Park. The development includes 37 homes, with the first built in 2004.  Our market is holding steady at this point.  The market has been very strong and I am not sure why?  Maybe folks leaving more congested areas...moving to more rural area.. When will the home prices start going down as a result of COVID19?We all know real estate is local. By reading the market data for the West Coast, there’s no way a home buyer would learn what the real estate market is doing in Central FL.There are many factors that affect home prices to go up or down in any market. One of them is DEMAND. I read many posts on social media from real estate professionals who seem to think home prices are on the decline. While this might be true for some parts of the country, it hasn’t been the case for the majority. On the contrary, home prices continue to rise, at least in Central FL.Y...

With growing uncertainty in the world today is Connecticut headed for a housing crash?  Here are five simple graphs to prove. This time is not like the last time back before the housing bubble burst. Everybody that had a signature had a mortgage. Nowadays, the mortgage companies are much more selective in who they give their pre-qual letters to and that's a good thing. It makes it harder to get a mortgage, but the people that are getting mortgages are actually qualified. The six years leading up to the housing crash, we saw double-digit appreciation on homes. This wasn't a good thing. It was setting us up for a crash. Over the last six years, we've had 5% on average increase. It's been very steady. That's also a good thing. Last time there was an oversupply of inventory. We had 8.2 mont...

Close to job. Great schools. Projected growth. They're all reasons why someone might consider buying a home in a certain area. But here's one more important reason: Because someone wants to pay you to move there. That's right. You could actually make money moving to a new area…if you're willing to go where the interest is. "The idea has spread where a strong economy, an aging population and an exodus of younger workers have triggered severe labor shortages - often places with very low unemployment rates and higher-than-average wage growth," said MSN. "That's why small towns across America, instead of offering incentives to employers, such as Inc., are giving it to workers - one by one. We're talking about places like:North Platte, NebraskaThe city offers incentives "from studen...

It seems for the time being a bottom has been found in the Southern Maine real estate housing markets.  Steady as she goes the month ending October 2008 saw little change in prices from August and September.   Transaction volume remains down 10% from a year prior and average sold prices are 10-15% off last years numbers but the month over month pricing has held up well.  Additionally this past month saw a significant increase in days on market averages for 3 out of the 4 counties followed that point towards a slow road ahead. Significant decreases in inventory levels did occur as well this past month as parties will take their homes off the market for the coming winter season. For more Maine housing statistics please visit                          # Sold       ...

Friends and Clients --I want to tell you about a quick and easy way to save hundreds of dollars when you're refinancing or taking out a mortgage. I'm talking about a little-known option called an appraisal waiver. In a nutshell, when a lender decides to give you a loan, they want to have a good idea of what your property is worth. The typical way they do this is by sending out an expert to examine the property. This appraisal typically costs between $270 and $750. As you can probably guess, it's you, the borrower, who is on the hook for paying this fee. The appraisal waiver, on the other hand, is simply a way to skip this fee. Instead of sending an expert to visit your home (or future home) in person, the lender uses some fancy data and calculations to figure out what your home is wort...
