Damsels in Distress A funny thing happened on my way to teach my EVOLVE class a couple of weeks ago and I can't wait to share this story of exceptional client care with you. My CEO Shauna Naf and I were on our way to teach EVOLVE when we noticed a strange sound coming from the right front wheel well. The noise continued to increase and become more ominous, and soon we knew that we would have to pull over and get help. But where do you go for help at seven in the morning with a car problem - especially, when you have to be at location an hour and a half away? We had no time for this breakdown and no idea where we were going to go to get this fixed. Not to mention we had 25 people waiting for us to begin our program and there was no doubt that we were in deep trouble. So, what would you ...

Inventory levels at historic low levels in Mount Vernon, WA The market is quite brisk and anything that is priced properly is selling. As a result, inventory is at levels we have not seen in years. There are very few homes for buyers to chose from quite a few homes listed for sale are getting multiple offers.  Part of the reason this is occuring is the banks that have foreclosed on homes are not dumping every home they foreclose onto the market. They are also slowing down in the foreclose process and don't have as much of an inventory themselves.  Even short sales, typically the last home to sell due to the unknown nature of how it will turn out and the length of time it takes to close the sale are selling. Not only are they selling but they are getting multiple offers as well.  Interes...

Hey Everybody, The Mount Vernon Dog Park is officially open!!  The Grand Opening celebration was yesterday afternoon.  Larry Otos, the Dirctor of the Mount Vernon Parks and Recreation Department as well as Candidate for Mayor of the City of Mount Vernon hosted the event yesterday afternoon at 3:00pm.  There must have been 75+ dogs and I don't know how many more people at the celebration. The new Mount Vernon Dog Park is located at the North End of Bakerview Park.  To get there, enter Bakerview Park from Fir Street, drive into the parking lot and the dog park is at the far end. Jester and I had a great time playing ball once the park was opened! Enjoy the Mount Vernon Dog Park!!  Play ball. -Bill

Day 3 in a 10 part series 10 Major Mortgage Mistakes to Avoid 3. Failing to look at the total housing payment A mortgage payment includes principal, interest, taxes and insurance, or PITI. Prospective home-buyers often mistakenly do not factor their property taxes and insurance premium into their overall mortgage budget. The debt-to-income ratio, used to determine if a borrower can make a certain mortgage payment, is the proposed cost of PITI divided by grossmonthly income. A $1,200 homeowners-insurance policy would add $100 per month to an escrowed mortgage payment. The Mortgage Planner should take the time to explain how the PITI process works and make sure that the borrower/buyer fully understands what makes up their house payment.

So, I'm going over the expired and cancelled listings off my local MLS this morning and in one geographical area I noticed something really bizarre. I found 17 listings, all over 500k, that had been on the market for over 300 days. That wasn't too uncommon or bizarre. What was bizarre was that none of the properties had one price reduction over the entire listing period. Why would an agent let the listing run for nine months without recommending a price reduction? Well, for a couple of possible reasons. First, they had a seller that didn't really want to sell in the first place. In that case, drop the listing, quit spending money on advertising, and find yourself a client who will make you some money. In simple terms: quit wasting your time! Second, the seller was so in love with their ...
