These Fredericksburg first time home buyers didn't start looking in Fredericksburg.  This great looking family started their home search in Western Prince William County and Fauquier County.  However, these first time buyers found their dream home just 1 mile inside the Stafford County line from Fauquier County. Life is full of events that flag certain milestones in life.  These milestones come in different forms, be they job related, academic, social, emotional, or another.  Significant achievements often designate what we might call a "rite of passage".  A sort of coming into our own.  Well, many who found themselves in Fredericksburg this past weekend, may have witnessed just such an event in the life of our City.   What was the big event?  The opening of  Fredericksburg's very own Wegmans supermarket.   But, as anyone whose been inside a Wegmans can tell you, it is anything but your father's neighborhood grocery store. Balancing a budget is one task that most public officials seldom look forward to.  It requires making choices.  Often, tough choices.  As reported in the weekend's Free Lance Star, Fredericksburg's recent budget proposal by the City Council indicates the real estate tax rate for the city will increase from 56 cents to 70.5 cents per $100 of value next year.  If the proposal is successful, that would mean the tax on property valued at $100,000 would be $705 dollars instead of the previous rate's tax yield of $560.  While that appears to be a sharp increase in what property owners will pay in real estate taxes, that's not the entire story.   Real estate tax rates normally fluctuate depending upon the variance or change in the assessed value of real estate in the county/city.  What is asse...

  So, you're looking at a home you're considering purchasing, and you've found a couple of cracks in the home's foundation.   While we might think this is the exception, it is often the case.  We've found a perfectly good home, but we have questions about the integrity of the cement foundation.  Frequently, the cracks are small, but, every now and then, the cracks are much bigger.  Which foundation cracks pose a problem?  All of them?  Any of them? . . . since I logged in to blog.  Quite a while.  More than a year, as a matter of fact.  I guess it's easy to do if you don't put yourself on a schedule.  A lot of things have changed in that time - guess I now have plenty of things to write about.    First things first.  My main concentration is now commercial real estate with Sperry Van Ness.  It's been a very steep learning curve.  Fortunately, I've had a great mentor who keeps me on my toes.  One advantage that I've brought over from residential real estate is my willingness to think outside the box.  Don't get me wrong, there are quite a few commercial agents willing to think out of the box.  However, there aren't as many who will go searching for the tools that help get them out of the box.     "Doubtless  one man's loss is another man's gain." Walter Scott, 1821 Yesterday's New York Times  featured an article on the influx of first time homebuyer's who've taken advantage of the current real estate market, which is flush with foreclosured homes for sale.  Of course, "foreclosure property" normally means a home priced at a bargain.  The article highlighted a few bright spots in the evolving housing market: 1)  Many families, who previously rented, are now finding bargain prices coupled with rock bottom interest rates, resulting in increased purchases. 2)  The addition of the first time homebuyers tax credit of $8000.00, coupled with bank incentives (like closing cost assistance for buyers) on listed foreclosed homes has encouraged many to purchase a home for the first time....

Just a quick note to my AR pals to say I've moved to Exit Real Estate Professionals here in Fredericksburg!  I'll miss my pals at my old office in King George, but I'm much happier about the drive.     Life is full of regrets.  However, my years in uniform aren't one of them. Military health care has taken its share of criticism over the years, but, it has always been there when needed.  Unexpected hospital visits have been challenging to say the least.  Like most families, every now and then, someone in the family has a minor emergency (you know, cut, scrape, broken ankle....skateboard mishap) that requires immediate medical attention.  Often, these occur after normal business hours, or more often than not, on a weekend.  Unfortunately, as a military retiree, we don't have the option of the base hospital/clinic to turn to any longer.  So, for emergencies, until recently, the closest local hospital was the only local hospital, Mary Washington Hospital in Fredericksburg.
