Wylie Texas Homes Sales Market Report for December 2013 What a year for 2013!! It was a whirlwind year for sellers in the Wylie, Texas area. Homes were selling within weeks most with multiple offers. All of my listings sold very quickly with very good offers as buyers learned that if they wanted a home that they liked, they must act quick and give a good offer the 1st time! The average sales price on Wylie, TXs sold homes increased 15.9 % from this time last year!! The seller withdraws his acceptance of your offer! This is a sentence I have said quite a bit lately, in writing of course! In this sellers market, time is of the essence!   Sellers are getting multiple offers on their homes and if your agent gets a verbal acceptance of your offer, you better get signatures fast!  I work with agents the best I can,  either by email or text when countering. Once a decision is made,  then the changes are done on the offers, with initials and signatures gotten. I have agents who don't use docusign or esign which may cause a significant delay! Driving around getting signatures ia slow and wasteful. (Of course, there are always exceptions to the rule.   Home Sales Market Report for Wylie Texas November 2013 Comparing sales with November 2012, I am seeing some significant changes in the home sales market for Wylie, Texas in November 2013. I am sure this report is an indication of changes for all of North Texas. Fewer Listings Median Sales Price Increases Lower Days on Market Lower Supply Lower Closed Sales As indicated on the chart below the median home sales price had a 20.9% increase in sales price.   This years ice storm in North Texas damaged a lot of homes, trees and took an emotional toll on some. One of my customers was very upset that he is losing an oak tree in his back yard that he has had over 25 years! Thank goodness the sun came out and started melting all the ice. First Baptist Church of Wylie will be hosting its annual Wrap It Up event. This year will be the 3rd year for the church and its volunteers to offer free gift wrap to the public. Wylie Independent School District is rezoning! The effort is to relieve crowded campuses. When I moved to Wylie we had 5 campuses, there are now 20 campuses!! The plan is to make Hartman Elementary a dual-language campus only. This is Wylie's oldest campus and has my heart,  as this is where my kids attended! They want to move the current students to other campuses with most of the teachers. I wonder how they feel about that? All changes are planned to take effect for the 2014-2015 school year. Today's gratitude is wrapped up in the role of volunteering. Being a volunteer provides such blessings, friendships and joy in giving back to the local community. Wylie's Women League is a diverse group of volunteers coming together to see what they can do for their local community. November's general meeting was a time of preparing for the sale of poinsettias. The proceeds from this sale will go to the league's scholarship fund that is awarded to seniors at the end of each school year who meet the guidelines established by the league. To be eligible seniors must attend 1 of 2 Wylie High Schools. Funds for these scholarships are raised by several different activities throughout the league's year which happens to correspond with the school year. There is always something we can be grateful for such as the 30 Days of Gratitude, a blogging challenge for November. Today my plan was to express my gratitude for the stationary bike I will soon be off to ride in the Wylie Recreational Center gym. Then it occured to me that the reason I intended to blog about the bike was another gratitude for the day - rain. It is wonderful to have a place to go and exercise keeping us out of the elements of weather. Yet here in the great state of Texas we are so grateful for every drop of rain we receive. These last couple of years we have been in a drought. I am looking forward to the day our lakes are full again.
