April 2010 is a great month to buy a home in Lubbock!  Read on. Interest rates are still low...however headlines in Lubbock's Avalanche Journal yesterday indicate interest rates are starting to climb.   Buying now could save a home buyer thousands if the rates increase.  Tax credits for first time home buyers - up to $8000.00-  are still available if you go under contract by the end of April 2010.  Tax credits for current home owners - up to $6500.00 - are available through the end of this month also. Today was a beautiful day in Lubbock.  Thank you Lord!  This weekend is the first outdoor soccer games of the season and the wind is supposed to BLOW.  I am a much better supporter of the kids during indoor season. I just looked and found 41 homes listed for sale in the Lubbock neighborhood of Tech Terrace.  These Lubbock homes range in price from $79,900 to $879,000.  Tech Terrace if a popular Lubbock neighborhood for a couple of reasons...or more.  The Tech Terrace neighborhood is bordered by Texas Tech University on the north and by the hospital district on the west.  It is a short and sweet commute for people employed at or going to school at Texas Tech.  Many who live in the neighborhood just walk or bike to school and work.  The neighborhood also has a unique appeal and charm with mature landscaping and a great diversity of architecture in the homes. Lots of folks in Lubbock are thankful once again for a day with sunshine.  It doesn't take too many gray days for us to remember to appreciate bright sunny days. A recent report showed a comparison between median home prices in Lubbock as compared to the US from 1990 through 2009.  The difference is dramatic. In 1990 the median home price for the US was approx. $92,000.  There was a steady and then dizzying rise to a high median home price of approx $222,000 occuring in 2006.  Then the bubble burst and there was a dramatic decline to approx $174,000 over the past three years. A review of homes available in Tech Terrace today indicates there are 40 homes in the neighborhood that are for sale.  While many people refer to the entire area from 19th to 34th and University to Indiana as Tech Terrace, technically there are several neighborhood names in that area.  Several of the large homes on 19th Street East of Flint that are for are officially in Ellwood Place.  Who knew?   But for our purposes I will refer to the area as Tech Terrace. Homes now available here range from $74,950 to $879,000.  Let's take a quick look at these two vastly different properties. If you or someone you know is afraid you have waited too long to take advantage of the $8000.00 home credit, never fear!  There is still time if you can take care of these items really soon.Pre-qualify - You should get pre-qualified with a mortgage lender through a bank such as People's Bank or a mortgage company such as Prime West.  This is not painful - takes maybe 30 minutes of your time.  Some are worried that their credit score may prevent them from qualifying.  Regulations have made your credit score more important and some people who have too much debt or a history of late payments may not qualify right now.  It is better to know than to deal with the doubt and fear.  I would hate for anyone to pass up the opportunity to own a home simply out of fear of what might be on their cre...
