The median price of homes for sale was lower at $129,502 in April from $129,900 in March. There were 5 homes sold in April, the same as in March. Heartland TX - Market Report - March 2010 * The median price of homes sold went down to $100,000 in March from $105,000 in Feb. * The median price of homes for sale was also lower at $129,900 in March compared to $130,500 in Feb. * 5 homes sold in March vs. 3 sold in Feb. * There were 35 homes for sale in March vs. 37 for sale in Feb. * There are 4.7 months of inventory currently for sale. Forney TX -  Market Report - March 2010 The median price of homes sold was lower at $145,799 in March vs. $146,000 in Feb. The median price of homes for sale was also lower at $160,995 in March vs. $162,950 in Feb. The number of homes sold was up a little to 30 in March from 25 in Feb. The number of homes for sale was higher at 324 in March compared to 280 in Feb. There currently are 5.6 months of inventory for sale. The current tax credit runs out on April 30th. Forney, Texas homes for lease range in price from about $1250 per month to approximately $3000.  The location you choose and the square footage of the rental home will determine your monthly lease amount. List price vs. sold price - This statistic indicates what a person may feel that their house is worth, vs. what it actually sells for. The median price for homes for sale was $162,950. However, the median price that homes actually sold for was $146,000. That's a discrepancy of $16,950. This calculation indicates that homes sold for almost $17k less than what the home owner may have wanted it to sell for. Listed below are market reports for Forney TX. These reports have pulled data for November 2009, but also include monthly numbers for the past year through 2008. Year over year, and month-to-month from October to November, the median price of houses sold has gone down. The average days on market for homes sold improved a few days from 80 in October to 73 in November.  The average days on market for homes for sale is 117 days. The number of houses sold in November was down slightly compared to October, from 36 to 33 homes sold. There is plenty of inventory available.  There are many homes to choose from in this market.  There are many financing options in this area too. Listed below are market reports for Forney TX.  Some may not realize that Heartland TX is grouped in with Forney TX in the 75126 zip code. Schools are generally in Crandall ISD. These reports have pulled data for October 2009, but also include monthly numbers for the past year through 2008. November reports will be available soon. I've been working with a client for a while on his loan modification.  After several modification package submittals and many phone calls, my seller receives a letter stating that the seller's modification was denied due to their monthly income. Mind you, when my seller applied, he was the only one working and there was definitely a financial hardship.  Plus he had mounting medical bills from a family member's medical care.  Anyway, they send the denial letter one day and then the very next day, they send the Foreclosure Letter.  What is going on?? I ask.  He contacted me on a Monday and the home was suppose to be foreclosed on that Tuesday.  I immediately tell him to get back on the phone with the servicing company and demand to speak with a supervisor.  Of course he gets the runaround...

I am a discount Realtor here in Dallas and was wondering thoughts on why exactly a listing agent deserves as much as a buying agent.  What tangible things to listing agents do that deserve this extra percentage?  Print advertisement to me is not a tangible or effective medium.  My basic opinion as a newbie is that if the house is listed on the MLS with nice pictures and description and is priced right for the area it will sell.   99% of the time it will be shown by another agent and as long as they get their 3% they should be happy.  As for listing honestly it take maybe six maybe 12 hours total to research, meet, take pictures, list online and also on google yahoo and other sites,  possibly send some blast emails out and then answering phone calls, which not many folks call directly fr...
