North Beach Plantation is located in North Myrtle Beach, South Carolina but you will think you have arrived at a luxury Caribbean resort.  The Towers contain oceanfront condos for sale while the remainder of North Beach Plantation contains clusters of single family homes.  The community amenities include a 2.5 acre pool area with one of the pools having a swim up bar, restaurants for fine dining or casual, the world-class Cinzia Spa and a state-of-the-art health and fitness center.  The best feature of all is the rare direct beach access that allows you to stroll from your home or condo right onto the beach.  In the entire sixty mile Grand Strand there are only a few places, like North Beach Plantation, where the entire community can go to the beach without having to cross a street or t...

A beautiful day at the beach with no signs of the hurricane named Earl.  It passed by hundreds of miles away from the coastal area of North Myrtle Beach.  A client told me they had a concern about storms at the beach.  I explained that there are storms everywhere in the country that give no advance warning but if their concern was hurricanes at least we know in advance a general area where they are expected to make landfall.

Today was my birthday.  My husband surprised me by coming home mid-week to take my friends and me out for a celebration.  He made reservations at my favorite restaurant, Martini's Bar & Grill in North Myrtle Beach.  It is under new ownership due to the previous owner's retirement.  In fact, we were laughing with the new owner Jeff that he trained in Key West to be a chef but when he returned to the beach, his dad put him to work in a pancake house, Sunshine Pancake House in Calabash.  His family and the previous owners' family have known each other for years so it was very opportune to make the transition to an upscale restaurant.  The menu is pretty much the same but Jeff has lowered the prices and I can attest that the quality is still there.  The link I have provided is the old menu ...

We've all seen the mistake. There we are, casually browsing some real estate site and there it is: CLICK HERE FOR A VIRTUAL TOUR. Only it isn't a virtual tour at all.... but merely a slideshow, sometimes music sometimes silent but still nonetheless a slideshow. What irks so many in the Internet community is how many times they witness such a blunder. In summation, the following are a few distinctions between a virtual tour and a slideshow. As one pundit put it so aptly, "Every agent in the world now thinks a ‘virtual tour' is a picture slideshow with pans in and out. It annoys the hell out of me." Real estate agents all over the world, not just in the Myrtle Beach real estate are, often advertise their slideshows as virtual tours. The following list isn't going to be arduous and pithy b...

The end of my daughter’s month long French immersion program in Nice was the beginning of our vacation together.  I took this opportunity to have my daughter all to myself for some much needed mother-daughter bonding, after an arduous year in the Real Estate Trenches of short sales and foreclosures.  A little adventure was just what the doctor ordered and I returned refreshed and ready to delve into the business once again. Two weeks driving through Europe with my daughter provided an ever changing scenery and ample opportunities for exploration.    From Nice we took one of the most scenic drives on Earth, that stretch of road through the mountains on the way to Monaco, where beautiful vistas beckon to be photographed.  Monte Carlo is every bit as “high end” and exclusive as it is in t...

1408 Waterway Drive, North Myrtle Beach, SC is located in Sunset Harbour, a gorgeous waterway community with homes ranging from upper 200,000s to well over $2,000,000.  I have blogged about this property before...price has been reduced to mid 500,000s.  I strolled the community a few weeks ago taking pictures of all the new construction on the waterway side of Waterway Drive and  a few pictures of surrounding homes on the other side. It is the smallest house on the street currently up for sale.  The new owners will be surrounded by multi-million dollar homes, even in this market.

I recently took some clients to North Beach Plantation and we all felt like we had arrived at a Caribbean luxury resort and since it is such a unique neighborhood in North Myrtle Beach you may want to know what it has to offer. North Beach Plantation spreads from Hwy 17 to the ocean beside 48th Ave. S in the Windy Hill section of North Myrtle Beach, South Carolina. A private beach with no street to cross as you walk or use your golf cart type vehicle through the Plantation to the beach. Oceanfront condos are available in the Towers and single family homes are clustered in their own neighborhoods within the North Beach Plantation. The Cinzia Spa, a Fitness Center, a Lounge / Restaurant and more make North Beach Plantation a place to consider as home.  The Cinzia Spa has 17,000 square fee...

On June 26th, like a wave spanning the World, people everywhere joined hands and formed human chains to symbolize barricades against oil spills and oil drilling.  Many of us participated in the event to show solidarity and support for our brothers and sisters in the Gulf of Mexico, who have been so hard hit by the tragic course of events following the April 20th Deepwater Horizon explosion and oil spill.    The hand holding started at noon local times, moving around the world “in a wave” that started in New Zealand and ended in Kauai, Hawaii.  People in 742 places all over the world came together to protest oil drilling and show support for clean energy:  Australia, India, South Africa, Japan, South Korea, Greenland, Brazil, Europe, Canada and all across the United States. I have searched all over the internet and have not came up with one that I can choose from. Obviuosly want the lowest priced software possible.   I have look @ leadmailbox, showingsuite and many others and now am asking the advice of my fellow rainers!     I started my brokerage about a year ago and really want to automate as much as possible but keep getting stuck on what to use.   Idea software would have office mangement built right in so that it could upload listings and manage other office tasks such as statistical reporting and bank account management like Progoldi2 Please give feedback on best solution out there! Should I stick to progoldi2 and pay the $175/month?

During the past few years I have represented several buyers who were able to purchase foreclosed real estate in the North Myrtle Beach, South Carolina area.  When multiple offers were involved the listing agent's made the request of "highest and best".  That was an expected response to the multiple offer situation so I had informed by clients of the possibility. Recently I represented a buyer who, as required to purchase a short sale or foreclosure, became pre-qualified for a mortgage.  Based on information given by the buyer I knew that real estate within her price point would probably be a distressed property.  Since I am certified through the NAR as a Short Sale and Foreclosure Resource (SFR) I had also registered as an agent with Fannie Mae and Freddie Mac and frequently search thei...
