I'm not sure how clearly you can see the license plates of the cars in this photo.  I took the photo right outside of our West Chester office where two of my best friends in the world also sell real estate.  It's not often we get to park side by side like this, so I took advantage and snapped the photo with my phone! If you are looking to buy or sell real estate, I promise you won't find a nicer office than RE/MAX Preferred. We specialize in Chester County, Delaware County and the Main Line.  We have two offices to better serve you. Just follow that car!  Or one of the cars below!   My car is on the left.  Liz Facenda is in the middle and Leann Murphy is on the right! Follow that Car!!

Bow Tree has long been one of the most popular neighborhoods in the West Chester area school district.  Located near the intersection of Strasburg Road and Rt 352, there are roughly 300 plus homes there.  The first phase of Bow Tree was built by custom builders.  After that, Ferguson and Flynn finished out the bulk of the neighborhood.  Most homes are between 2500 to 3000 square feet on about 1/2 an acre, although some homes sit on slightly more land.  The landscaping that the builder did when these homes were new is still in evidence today and I love driving through Bow Tree in the spring as there are many flowering trees and shrubs.  It's truly a pretty neighborhood and a great location.  There is a very active civic association and lots of neighborhood happenings.  For more informati...

Walking my little dog JJ after dinner  tonight, I once again marveled at the beauty of this town I live in. I love living in East Goshen!  So do a lot of folks and while we have many transplanted transferees here, we also have a lot of people who've moved here from Delaware County.  East Goshen is about as far as some Delaware County buyers are willing to go into Chester County.   East Goshen is home to many price ranges and styles of homes.  Currently, there are 169 homes price from $119,900 (for a one bedroom condo in Cider Knoll) to $1,470,000 (for a carriage house in Applebrook).   Two of my favorites just happen to be my listings (so, I'm a little partial)!  532 Beaumont Circle in Bow Tree, a gorgeous single home with a new kitchen, listed at $589,900.   917 Continental Drive, at $...

I am very thankful that I have been very, very busy this year.  None-stop busy and please God, keep it coming!  Life has been hectic but good in the way that only someone in sales can appreciate.  Everyone in my office is just as busy as they could possibly be and I am thrilled for all of us.  But all work and no play makes all of us a little jumpy so I am thankful that today is Swingin' Summer Thursday in West Chester! I love West Chester and in summer, it's absolutely the best place to be in the evening.  Great restaurants with outdoor tables, people walking and enjoying life, it's just the best.  Tonight is the first Swingin' Summer Thursday of the season and it's sure not to disappoint!  There will be food, live music, dancing and fun!  There's a Latin theme and nothing gets people ...

I love living in East Goshen and Spring is undoubtedly the loveliest time of the year here!  I don't know if it was the record breaking snow or the severity of the winter, but this spring, East Goshen is really showing off it's Spring colors! This tree sits next to a lovely bed and breakfast on Chester Road in East Goshen.  The Tory Inne was originally the Goshenville General Store and Post Office and is currently listed for sale and was built in the spring of 1800!  The property is listed with Weichert Realtors. This is a gorgeous weeping cherry tree and it sits in front of Sullivan House, one of the social centers in Hersheys Mill.  These gorgeous tees are just outside of Eaton Village in Hersheys Mill.  I have a listing in Eaton Village, 426 Eaton Way, listed at $174,900.  This is a ...

There are many pleasures to be found living and working in East Goshen Township but none can equal the pleasure and joy of walking JJ around the neighborhood.  JJ is always on a leash, as I believe is the township law and I always carry a bag in my pocket so I can pick up after JJ as he frolics to and fro.  Because I am showing houses nearly all day today, I opted to skip the gym in favor of a walk with my favorite 4 legged creature.   I came across this article on About.com about walking your dog.  I never had JJ formally trained and I do allow JJ plenty of lead on his retractable leash.  I really enjoy his joyful, in the moment, meanderings, sniffing, lifting his leg at every street sign routine.  I read once that a dog will try to be the highest "pee on the pole".  There is no way th...

Wow, where did all the Buyers come from? who opened the flood gates!!! So good to see that there is a lot of activity and people are starting to think about moving.  I know all of my collegues are busy too, I have an offer in for one of my clients and we are competing with two others. We are seeing a real spark in activity.  Lots of great properties for sale, must be priced right for the market with so much competition. Tonight I am attending an "information session" from a National Builder who has moved into West Chester to build 56 townhomes on the site of the OLD SHANAHAN HIGH SCHOOL in West Chester west of St Agnes Church. http://www.newhomesource.com/communitydetail/market-0/builder-7524/community-48308 HIGHPOINTE AT SHANAHAN is its name and its in West Chester borough and its all ...

Just a reminder to all East Goshen residents that there is a change in our normal trash days that will start tomorrow, 1/4/10.  All residents living north of Paoli Pike and also all residents of Clock Tower (as if this isn't confusing enough) your new trash days will be Monday and Thursday.  All residents on the south side of Paoli Pike, of course with the exception of Clock Tower, will be Tuesday and Friday.  The normal recycling will be the first day of the two, Monday or Tuesday, depending on where you live. Christmas tree recycling pick-up will be Wednesday, 1/13/10.  The township recommends you put your tree at the curb the night before and remove any plastic bag that may be on it.  Bulk trash days for January are 1/14/10 for the homes north of Paoli Pike and 1/15/10 for the homes ...

It's snowing in West Chester, PA!  The weather outside is frightful, but my 13 year says it's delightful!  His only complaint is that it's not a school day! It is beautiful but what a giant monkey wrench it's throwing into my Christmas shopping schedule! I woke up to a blanket of snow and the excitement of a hushed snow day.  It didn't last long, the hush that is, because shortly after that, everyone else woke up too! The keystone cops routine started with trying to get cars up the driveway and up our street to the store for food we didn't need.  I stayed in my jammies while the confusion was sorted out! I was supposed to work today, I had 6 houses to show but I simply couldn't get my car up the street for my appointment.  So now we'll have to reschedule for even closer to Christmas!  N...

As many people are now struggling with unemployment we hear about the "real' unemployment rate.  The "real" unemployment rate includes people who have given up trying to find work or who have taken part time work and are no longer searching for permanent full time employment.  Obviously in this economy the "real" unemployment rate is higher than the 10.00% unemployment rate announced by the U.S. Labor Department on Friday. The inventory of homes for sale in any market can be looked at in the same way!  We have the currently listed homes which is comparable to the current unemployment rate.  We have expired and withdrawn listings which did not sell in 2009.  These listing are comparable to the people who gave up looking for work.  Combine these numbers together and you get the "real" inv...

For those of you who were not able to be there, here are some pictures from the West Chester Christmas Parade December 4, 2009 The parade ran past businesses on Gay Street and was watched by hundreds of children and adults standing along the street (or huddled under blankets in temperatures hovering above 40 degrees). The Pre-teen, Junior, and Natiional 2009 Teen queens were followed by baton twirlers and the Conestoga H.S. Band. These Civil War Cavalrymen re-enactors were followed by the VERY rhythmic Conestoga Angels Precision Drill Team and Drum Corps from West Philadelphia. This little drummer boy from Conestoga Drill Team was really swinging it! And the colorful indigenous South American group was also very spirted! This really authentic looking Chitty Chitty Bang Bang even brought...
