Let's talk about Sales in the Delaire Landing Gated Community. Spring is in the air, with approximately 6 condos for sale as of March 10th, 2026. It was definitely a cold winter, and life at Delaire Landing was much easier than in most places. Snow removal was fantastic. You could look out your window and watch the Four Seasons Crew remove the snow; they even shoveled the cars out for the residents. It did not happen in one day, but the snow kept falling, and so did the shoveling. Apple Coffee Cake  8x8  baking pan, preheat over 350 degrees  2 cups of flour  1 1/2 cups of white sugar  1/4cup of veg oil 1/14  of melted butter  2 tsp of cinnamon 1 tsp of vanilla  1 tsp of almond extract 1/3 cup of sour cream    1 large apple, cubed ( add a handful of nuts or raisins if desired)  1 tsp baking powder 1 tsp baking soda   It is important to choose a large sweet apple  Whisk all dry ingredients  together In a separate bowl, mix the wet ingredients, then add them to the dry ingredients, except for the cubed apples—add them at the end. One day, I received a group text message from Brian England. He was coming to Philadelphia and wanted to have an AR Meet-up with us in Center City. It was not last year, it was 2024. I was excited and said, " Sure, as long as it does not snow. I remember the date because it was my mom's birthday, God rest her soul, November 1.  All Saints day. This week's AI homework was to create a Zoom background that's more personalized to who we are personally. I was confused because I was not sure how on earth I would add the picture to our Zoom profile. It seemed everyone else was thrilled with this assignment, and I was stressed to the max. Kat Palmiotti Was kind enough to simplify the process for me. I learned so much from our Zoom meeting last week. I may have skipped a beat, but I did get some valuable insights on leveraging AI in my daily workflow. Instead of pasting a link, I clicked the star-shaped icon at the top of my browser to start a conversation with Gemini. I then asked it to prepare a Comparative Market Analysis (CMA) for a specific property and provided the necessary information.Gemini's initial suggestion was to check the standard sources like Bright or the MLS. However, I suggested a more direct route: Notebook Access. “Good idea,” it replied, and on we went. Last week, we enjoyed an excellent painting class hosted by resident and teacher Sharon Kulik at the Delaire Landing Clubhouse. For just $30—including all supplies—it was the perfect opportunity for beginners and seasoned painters alike to tap into their creative side.A Scenic River on CanvasOur project for the day was a peaceful river scene, inspired by both Sharon’s reference painting and the beautiful view right outside the Clubhouse window. Sharon guided us step by step as we built our horizons with layers of yellows, oranges, whites, then blues and reds.From there, our canvases came to life with clouds, trees, fencing, a lantern, rippling water, and the river’s horizon. This week's Zoom meeting was super fantastic. I enjoyed it tremendously. It started with a bit of confusion because the link wasn't working correctly, but after hours of hard work behind the curtain, Kathy Streib  and Carol Williams  corrected it and notified us. It added a little spice to the afternoon for us, but it was stressful for Kathy and Carol to create a new link . So next week, look to Q&A for the link.   It is always nice to discuss how we did or didn't do our homework. My problem was not Grok, but converting it to a video. It seemed I was not the only one who had this problem, so I was not embarrassed. Let's discuss Delaire Landing Condo, a gated waterfront community. On a nice day, you will see many smiling faces walking around. Some residents will be sitting on the deck watching the boats go by, while others will get their exercise by walking the property. Delaire Landing is very picturesque, especially by the river.  So much to do in this beautiful gated waterfront condo community.
