The township of Mahwah last had it's revaluation over 6 years ago and plans are underway for a new town Revaluation. The plans were originally scheduled for  municipal assessments to take place in 2007. The mayor and town council had realized that significant changes were taking place in the Real Estate market so, they applied for and received  a 3  one-year extensions. This will bring the revaluation to 2011. The collection and preliminary field work and assessments will beging during 2009-10. Values will be established in Octover of 2010 for assessments in 2011. Why Mahwah residents are still opposed to Pilot's proposed expansion of the truck stop on Rt. 17:   Pilot's current application (their third) is really no different than the first application in its effects on the community.  It is still a truck stop where trucks fuel, rest and park.  Increased traffic means increased potential danger to drivers, students and residents and our environment.  The Bergen County Appellate Court upheld Mahwah's denial of Pilot's first application and cited "there would be a substantial detriment to the surrounding properties and to the general public as a result of the increase in traffic, congestion, noise and safety, as well as the potential for water and air pollution. As an active rain member I have researched historical home price declines for statistical patterns.  The last time we had www.appraisal-values.com excuse me home property values drop was in 1987, when the stock market crashed.  At that time a median property value range of 10% year over year for three consecutive years.  This is based on facts, by local Bergen County Real Estate Agents according to www.BergenCountyMLS.com.  As far as I can see we have seen on average 10% this leaves about a 15% to 20% continued decline if history repeats itself.  But wait a minute, we have had a fox in the hen house too long with Wall Street continuing their churn on the mortgage lending barel with toxic 100 to 110% LTV loand products this go around.  So my estimate is probably 25% before we hit the flo... 07/23/2008

  They say that a picture is worth a thousand words....and if that is the case, what are the words trying to say here? This photo is from a listing in which the asking price is over $ 500,000. That is correct. One half a million dollars and the most outstanding feature the agent can find --- is this closet.   I know this has been discussed, over and over again. But, it never ceases to amaze me that photos like this one are used to market the homes best assets and features.
