Years ago in the Loon Mountain area the concept of planned unit development sprang up, this is a different type of ownership from the condominium property. A PUD is an attached whole ownership townhouse, in which owners own the ground below the structure. This allows the owner a little more flexibility with floor plans and future changes to the building design. The Village of Loon Mountain Resort is an example of this type of development. The original developer saw the upside of selling the site and having restrictive covenants on the style, size and even the color of the structure (that would be allowed to be built). Many of the more progressive towns have seen the value in allowing cluster development zoning. It works best if the area has a community (or) town water & Sewer system. which will allow smaller lot sizes. and more undeveloped parkland. The idea is to cluster the homes around a cul-de-sac or allow multiple attached housing units in order to reduce the amount of roads and excavation. This will mean more of the total land area can remain unspoiled and open common land for all the residences to enjoy. An example of this theory working is if a town required one acre zoning on a 400 acre tract of land, the developer might get 350 home sites with roads and utilities taking up the balance of the land. I started skiing Loon (Lincoln, New Hampshire) when I was 12 years old.  We rode the old orange gondola, we were served hot coco by Sherman Adams and waited in line for the, then much slower lifts. I recall sharing the secret message over the fireplace with a 1st time visitor to Loon. We thought we were so cool, we had the mountain to ourselves it was our playground every weekend. Raw land offers the greatest potential return when compared to other available real estate investments. With the increasing pressure of population growth,and rising personal income running head long into the fact there is only a fixed amount of land out there. All uses commercial, residential and recreational are forced to compete for the same land. This fact will lead to a carefully selected lot being worth much more than its present asking price. If the purchase is done without borrowed funds the cost of ownership is generally minimal especially if you are able to purchase over 10 acres and retain the land in a current use status (at least in the state I practice real estate). Thanks in no small part to my new-found family and support-group at ActiveRain, I've recently had the pleasure of meeting a handful of truly magnificent Realtors - from right here in my own home state of New Hampshire - who I may never have had the opportunity to meet otherwise. Based solely on my own observations thus far (and please, feel free to jump in and correct me if I'm wrong), a large majority of AR members appear to be from the west coast. So, just got here... to Active Rain. Discovered it through my coach at Z57 (creator of my website). I've been doing a blog of my own now for a bit (see the link), but it's nice to do one geared towards a different audience.I moved to Lincoln, NH about 15 years ago. I had recently graduated from UNH's Hotel Management Program, and done a stint working in various hotels in my native Europe. (I'm from Germany originally.)
