Matthews remained a seller’s market in July 2019 with the months supply of inventory remaining low at 2.3 months. (A balanced market would have 4 to 6 months of inventory.)Inventory was up slightly by 2.3%. However, new listings increased 13.2% in July, no doubt contributing to the increases we saw in closed and pending sales and reversing the trend of the prior month of June when both closed and pending sales were down year-over-year.  Matthews, NC Housing Market Update: June 2019Matthews housing report for June 2019. Matthews remained a seller’s market in June 2019 with the months supply of inventory at 2.1 months. Inventory was flat, but new listings were down in almost 10% in June. Lack of new listings and tight inventory contributed to decreases in closed and pending sales. Average sale prices of homes increased significantly (9.7%) year-over-year, as well as month-over-month. Median prices also increased 7.4% versus June 2018 and by approximately $30,000 month-over-month.  Matthews, NC Housing Market Update: February 2019February home sales increased significantly in Matthews in February 2019 with double digit increases in both pending (+26.2%) and closed sales (+24.3%) compared with one year ago. A huge increase in new listings of 54.2% increasing inventory by 10.1% no doubt contributed to the increases in pending and closed sales.  5 Hot Matthews, NC (28105 Zip Code) Neighborhoods To Watch In 2019 The story behind the hot neighborhoods in Matthews in 2018 is the relatively sharp increases in the average sale prices of homes. With one exception, these neighborhoods did not see very large increases in the number of homes sold in 2018 compared with 2017, but home prices did escalate. Matthews remains a reasonably affordable area for home buyers despite the 2018 price increases with three of these neighborhoods averaging sale prices under $300,000.    BRIGHTMOOR Brightmoor remains a "hot" selling neighborhood in Matthews with 26 home sales in 2018 (up one versus 2017).
