Latest news on the Huntersville, NC real estate market in March 2023... What it means for you... What you need to know... Huntersville home sales increased 39.4% month-over-month in March on top of the month-over-month 50% increase in February 2023. Year-over-year sales declined but hopefully the month to month trend on increasing sales will continue through the rest of the spring selling season.  Reflecting the increased in closed sales, days on market decreased substantially month-over-month and the list to sale price ratio increased to just under 100% at 99.37%. Huntersville Housing Market Highlights: March 2023 HOME SALE PRICES UP YEAR-OVER-YEAR | SLIGHTLY DOWN MONTH-OVER-MONTH Average sale price in March 2023 was $551,505, down 6.8% from $591,731 in the previous month of February. ...

Birkdale Neighborhood in Huntersville, NCReal Estate Report & Neighborhood Spotlight: Quarter 1 - 2023 Birkdale's home sales increased 50% to nine sales in Quarter 1-2023. Listings increased 62.5% to 13.  It should be pointed out that nine sales and 13 new listings are just a drop in the bucket when you consider that Birkdale neighborhood has some 860 homes. Although average days on market more than tripled in the First Quarter of the year, home prices increased year-over-year with the average sale price up 21.27% and the median sale price up 24.75%. What you need to know... Huntersville home sales increased almost 50% month-over-month in February, but decreased year-over-year. At the same time, the inventory of homes for sale was at its lowest level since March 2022 and new listings were at their lowest levels in three years.  The Huntersville housing market has softened as evidenced by higher days on market, but is still "holding its own," especially with respect to home prices, which increased both year-over-year and month-over-month in February 2023. Birkdale Neighborhood in Huntersville, NCReal Estate Report & Neighborhood Spotlight Birkdale neighborhood in Huntersville enjoyed a strong year in 2022 with average home sale prices up 27% and median home sale prices up 36%. The list to sale price ratio remained steady at 102.48%. And while average days on market increased, at 13 days they were still quite low. Birkdale's Fourth Quarter 2022 was more of a mixed message. Average home sale prices increased 37%; median home sale prices increased 27%. And while home prices were increasing to record highs, the list to sale price ratio declined by 4% to 97.35%.
