The real estate market is strong in Oakdale, Minnesota, an eastern suburb of the Minneapolis/St Paul metro. Closed sales and new listings were down a bit but high demand for this Washington County community pushed the average sale price of a home to over $217K; an increase of 3.8% from 2016. The average price per square foot was also up over 6% to $127sq ft. Compare this to just 6 years ago when it was roughly $80/sq ft, and it is easy to see the strong recovery in the Oakdale housing market.Homes are still selling fast due to a strong demand with properties selling in an average of 43 days on the market. About a decade ago now, some close friends built a new home in an Oakdale development. Our own home was just on the other side of Silver Lake in North St. Paul so we drove through the development several times during the construction. We monitored the new community as the first dozen or so homes were constructed in the new neighborhood. This development didn’t have extremely restrictive covenants regarding the exterior of the home. The resulting neighborhood was very eclectic with assorted styles of homes. The sidings were of differing colors and materials so each home was truly unique. Oakdale MN Average Days on Market Until Home Sale - Durham Executive Group     A very positive sign for prospective Oakdale MN home seller's is that the average length of time a home is on the market prior till sale is finally starting to decline. The number of days on market from October 2010 thru September 2011 declined 5.7%, or by 8 days. The average days on market declined by a whole 7.4% from September of 2009 through September of 2011.
