North Andover Real Estate - Stats and Trends (condos) ..and here is the statistics for condos sold in North Andover in the month of September 2010. Well...I think I do not need to put a whole chart here - only 4 condos sold in North Andover in the month of September (courtesy: MLSPIN) with median price of $264,450! Again, good news is - average days on market atre 84 - and hope it will get better. Since I have little more room to blog about, let me present the charts for the trends in Single Family sales of North Andover over last 90 days (courtesy: AltosResearch). Here is the chart - This one shows a declining trend for median price and increasing inventory. Sellers, do you still want to wait or do the price adjustment? I hope this 'insight' helps you take decision!

  North Andover Real Estate - Stats and Trends I blogged out stats and trends in Andover, Burlington, North Reading and Wilmington recently. Now is the turm of North Andover. Here is the activities/sold statistics for North Andover for the month of September 2010. It is hard to believe that highest sold price is ONLY $550,000. (This data is from MLSPIN and for Single Family Homes only). With median price going down, only one comfor factor is - days on market is 69. Let's hope things change for better for North Andover!

How is the market for North Andover Real Estate? Let me share some of the charts (Courtsy: AltorsResearch) and discuss what is happening in North Andover Real Estate Market. This chart clearly indicates that inventory has increased in North Andover in last 90 days (from 112 to 126), median sale prices are falling rapidly - they are still down! Almost $30,000 in 3 months! So, if you are waiting to buy in North Andover, may be.....Just be cautious of the rising mortgage interest rates - they are one of the lowest in many years!!!

North Andover Real Estate - Home Sale Statistics for August 2010 (CONDOS,TOWNHOUSES) Here is how the month of August 2010 was for North Andover - related to the sales of Condos and Townhomes.   As numbers suggest, the median price is higher than average price and number of days on market for condos are substantially less (almost 40 days less) than the same numbers for single family homes in North Andover. Nonetheless, the sale of 11 units is encouraging and giving a total better scenario for North Andover market. Another good point is - 96% sale to list ratio. Let's see what North Andover has in store for September!

North Andover Real Estate. Here is the total homes (SINGLE FAMILY ONLY) sold (courtesy: MLSPIN) for the month of August 2010. As you can see, a very good median and average price for the 20 sales in North Andover this month, making sure it is not very much behind Andover in terms of price! Of course, the average has gone up because of the single sale of over a million dollar - but that's what the market is all about! Days on market are still high compared to Andover - almost 5 months (not counting the days after the home is UAG) - so it is still buyer's market in North Andover based on these numbers.

Heritage Green in North Andover MA is a large complex with affordable condominium units.  There are 438 garden units in the complex.  The complex was built in about 1970 and all the landscaping is nice and mature.  The grounds are well kept, and the amenities include a pool, tennis court, excersize room and a club house. The proximity to Boston allows commuters to have a suburban lifestyle but keep their high profile job. The NH border being so close by allows families to save $$$ on taxes by shopping there. The town itself has a newly built youth center that is second to none. The high school is new with a well rounded program covering arts, core curriculum, athletics and computer literacy. Bucking the trend in most Massachusetts communities, North Andover, MA posted a 3.9 percent increase in the median price of a single-family home through the first three quarters of of 2008 ($509,300) compared to the same nine-month period in 2007 ($490,000). The data comes from the MLS Property Information Network, Inc. Sales of single-family homes, on the other hand, declined 11.9 percent, from 159 sales  to 140. The median price of a condo in North Andover decreased only 0.2 percent during the first three quarters of 2008 compared to the same period in 2007.
