Sports divers know something that’s relevant to a first time home buyer’s decision about whether to enlist the services of a Fishers real estate agent.  A ‘free diver’ (one without SCUBA gear) who descends into dark, unknown waters usually finds it’s possible to dive much deeper the second time down. The reason: on the first dive, not being sure what lies down there is a little spooky—the diver’s anxiety causes their heart to race faster, which uses up their lungful of air quickly. The next time down, it’s into newly familiar territory; they don’t run out of breath nearly as quickly.   So what does this have to do with buying a house or deciding whether to call a local real estate agent? The first time you go shopping for any new item—especially anything with complicated features—requir...

The previous decade’s burst of the real estate bubble, with its plummeting Carmel house prices and accompanying economic dislocations, made a lasting impression. For most homeowners the damage was strictly psychological: the majority weren’t even tempted to sell while area house prices were dropping (or hovering below what they darned well knew were way beneath reasonable values). That was a half-decade ago, and since then, prices have been in recovery mode—with gusto. In fact, last year the rises across the nation were so steep that we began to hear grumblings about a new real estate bubble starting to form.  The numbers did suggest a rambunctious market: a 20+ month streak of double-digit year-over-year U.S. price appreciation (by August of this year, a 6.5%).  For homeowners, any ris...

Selling a Fishers home quickly and for a good price means attracting the broadest range of qualified home buyers. That can depend on identifying as many appeal points as possible, then showing them off through an energetic marketing program. One increasingly prominent marketing point is one that used to be an unexploited side issue: green features. Just watch some of the latest TV commercials, and you’ll see what Madison Avenue’s researchers have decided—today’s consumers increasingly respond to eco-friendly product features. Selling a home in Fishers can benefit by incorporating the kind of green features that just a short while ago used to be underplayed (or overlooked entirely). But today’s buyers also tend to be a sophisticated crew. It’s no longer enough to simply sprinkle buzzword...

Almost every Carmel neighborhood has one or two houses that go all out at Halloween. Their owners suspend sheet ghosts up in the trees, plant cardboard tombstones on the lawn, broadcast loud spooky sounds out into the street—then prepare a surprise or two to jump out at any mini-goblin who’s brave enough to knock on the door! It’s all great fun—but now imagine actually living in a haunted house. Everywhere you look, you see evidence of the previous owner: little reminders that the spirit of the place remains enthralled by someone other than you and your family.  Believe it or not, some area houses for sale wind up conveying just that feeling to prospective buyers! When Carmel houses are sold, it isn’t just a matter of closing deals and handing over keys. It’s also a transition from one ...

When your house is about to go on the market, or you are preparing to find the perfect Carmel home, choosing the right real estate agent shouldn’t be a blind Trick-or-Treat grab bag. You deserve to come up with a full-size candy bar—not a walnut!  The right choice can make all the difference between a smooth, seamless process and a stressful, ongoing post-Halloween nightmare—the kind that can pop out of the woodwork to haunt you for years to come! Before you buy or sell a Carmel home, here are some qualities you can keep in mind as you select your real estate agent:  1. True Enthusiasm    Look for real enthusiasm from your real estate agent brings to your project. Every good salesperson will present themselves with energy—but a truly engaged agent will demonstrate true enthusiasm by bei...

The financial press has been on it for a while: in September, Bloomberg News was pointing out that FHA mortgages to borrowers with weaker credit scores had plummeted 19% in the previous nine months. Something, you could sense, was about to give—but, per Bloomberg, “Washington regulators and major banks continue to haggle…” True, home prices were up, which put a smile on Indianapolis homeowners’ faces. Yet the number of sales was less than overpowering. In reaction to the housing bust, regulators had tightened the screws on mortgage lenders, causing them to raise requirements for borrowers—Fishers mortgage applicants included. So although the price rises were encouraging, the difficulty in getting mortgages became a drag on the number of home sales.   Now the latest rumbles could be pote...

In earlier eras, a would-be Westfield home buyer had few tools to aid in the task of finding a home that was ‘just right.’ Today, the situation has gotten a good deal easier thanks to a wealth of real estate apps that home buyers simply download onto their mobile devices. There are apps that can help you with everything from finding your dream home (and determining how much you can afford) to learning more about the neighborhood.   Home Buyer Terminology Every home buyer is inevitably exposed to a welter of technical terms—and some of them have meanings that differ from what you would guess. Trying to decipher the jargon is a challenge you can shortcut with a good app dedicated to the task. Android users can download Relmark’s Glossary Real Estate Terms; iPhone and other Apple devices u...

If your piece of Noblesville real estate is nobly situated atop a commanding hilltop, you probably won’t run into the issues discussed here because gravity works on your behalf when it comes to plumbing. On the flatter elevations, many of us must deal with sumps and sump pumps.  For the uninitiated, sump pumps are those unseen submerged plumbing devices that hum along dependably for years, quietly defying the force of gravity by sending waste liquids upward enough that they are able to drain back down into either sewers or leach fields, never to be seen again. Sump pumps are a kind of Secret Service for your real estate investment, protecting your home in an unobtrusive manner. No sunglasses, perhaps, but just as reliable. No muss, no fuss…that is, if all goes well. When it doesn’t, you...

When it comes to home sales, looks do matter. Once a home comes onto the market, how soon it moves can depend on its location, design, quality of construction—not to mention how well it’s been maintained, the neighborhood, school district…it’s the sum of at least a dozen contributing factors. But when it comes to Carmel home sales, looks now matter more than ever before. Making sure a home is camera-ready could well be the most important single thing a homeowner can do before listing a house for sale in Hamilton County this fall. It’s in the Numbers The 2013 National Association of Realtors® survey found that a decisive 92% of all home buyers use the web to search for a home. That’s more than just a coup for your computer, it also points to something vital for Carmel home sales—somethin...

Buying a Fishers home—especially if it’s your first—takes attention to detail, even for home buyers with spotless credit. The challenge is a good deal greater if your credit score has dropped below the level most banks require to approve a home loan. The good news is that potential Fishers home buyers with less than outstanding credit can still buy their first home—if. That “if” is in italics because ignoring it can turn into a real stopper. The thing that can make buying a home possible even with spotty credit is if you do some careful financial planning.  Careful = details are attended to—every one. Financial = it’s about the money: columns of figures, dollars and cents—not emotion. Planning = charting out the specific effects of actions taken now. The first detail to be mastered is s...

Having a Westfield home for sale as autumn swings into full bloom has more than one advantage. First off, this is definitely not looky-loo season—the majority of home shoppers this time of year tend to be serious-minded (perhaps because many are hoping to be comfortably moved in by the holidays). Whatever the reason, because many other owners will wait until spring to put up their own home for sale, if you are listing now, you can usually count on a narrower amount of competition.  A subtler reason why fall is an exciting season to put up a home for sale has to do with what can be a presentation advantage—the same reason home décor professionals like this time of year. It’s the Autumn Advantage: a time of year loaded with eye-catching decorating ideas. When the leaves start to change, i...

The volume of Carmel home sales this fall will depend on more than just the number and quality of listings—though they do seem to be stacking up fairly well. Predictions are always less than reliable, but when a major benchmark is met for real estate activity on the national scene, it can be a pretty convincing indicator.  In any case, it’s useful to take into account a wide variety of sources. They help you sniff out the reasons why home sales ought to surge (like low interest rates, today’s current situation) or why home sales ought to fall (like an economic recession, thankfully not Carmel's current situation). So last week’s Wall Street Journal’s headliner about new home sales came as red meat for local would-be real estate seers. “Sales of New Homes Surge to Highest Level Since ‘0...

If you find your Westfield rental property without a tenant this fall, it may not take long before you’re tempted to take the first applicant who shows up. Sometimes it doesn’t take much longer to remember why that can be a costly mistake!  Hastily selected tenants can transform your Westfield rental property from a dependable revenue-producer into a sputtering headache-producer. Troublesome tenants are hard to manage, can cause serious damage to your Westfield rental—and can be infuriatingly difficult to remove. Of course, the best solution is to avoid renting to trouble-making tenants in the first place. Whenever your rental property falls vacant, you’ll be much more likely to sign a quality tenant if you follow the basic self-protection procedures: 1. Be Wary of Cash Buyers A tenant ...

Westfield residents don’t have to have children at home to know when we’ve gone through the familiar back-to-school rituals. Just turn on a radio or TV, step into a retail store, or drive past a school and the calls to educational muster are evident. At the same time, it’s hard not to be reminded how significant education is when it comes to Westfieldhome buying—how likely it is for schools to be on the forefront of many buyers’ minds. Most people know intuitively that top-notch schools carry significant weight in the searching and home buying processes—but the result of a survey done by realtor.com has spelled it out in black-and-white. Their research reveals that more than 60% of buyers consider school district boundaries during their home buying process. It’s a surprisingly weighty ...
