Originally posted at Marchant Team Website Selling a Home in Fishers Selling a home in Fishers is looking easy these days!  For the month of June there were 195 homes sold compared with 185 a year ago and year to date there have been 797 homes sold compared with 717 a year ago.  That is a 11% increase 2012 over 2011! Our pricing is still struggling though, the average price this year is $223,500 compared with $234,000 a year ago, so a 4% decline.  In the last few months we have seen the market shift so that I expect very soon we will see pricing starting to increase, with a little luck it might even become a seller’s market!  And of course pricing is still very much driven by neighborhood; neighborhoods like Berkley Grove, Burberry, Hickory Woods, River Ridge still are seeing higher pri... 07/18/2012

Originally posted at Marchant TeamHomes Sold in Fishers May 2012 The homes sold in Fishers for May 2012 was within 2% of both 2011 and 2010 ; I was hoping for another 30% increase over the prior year.   It is still good news though!  There were 177 homes sold during Maycompared with 152 homes sold in April so the homes in Fishers are selling!  The days on the market were 94 compared with 89 a year ago…and while that is an increase, most sellers would be thrilled to sell their house in 94 days!  The Marchant Teamhas had some amazing success in May, selling one in 1 day and another in 12 days!  The average price was $236,600 compared with $238,6000 a year ago so prices are still just a tad depressed. Most Fishers neighborhoods have good resale value, but only a few can claim "bestseller" status. The Woodberry subdivision, at Cumberland and 141st Street, is one of those. Of the 19 homes that have closed in that neighborhood in the last six months, seven sold within 35 days or less; and six of those seven sold at list price! Homes Sold in Fishers in April Holy Cow!  We are really selling homes in Fishers!  We sold 30% more homes this April than a year ago.  The news gets better, the days on market were 88 compared with 92 last year and the average selling price was $225,200 compared with $220,000 a year ago. There were 152 homes sold in Fishers in April compared with 118 a year ago.  The were two homes over $1,000,000 that sold.  The top three most expensive homes had inground pools; I would love to find a home in Fishers with an inground pool for me! So far this year has been the best for sales and activity since 2005.  The only other time our team has had this much activity in the past 6-7 years was the two months prior to the end of the government tax credit in 2010.  This seems to be more genuine activity, not forced by a special program.  Prices seem to have finally come down far enough, combined with more buyer confidence in the economy, and continued low interest rates that have real estate moving again.  I have had several deals this year than involved multiple offers on both listings and buyer purchases.  Their finally seems to be much more of a sense of urgency.  The past 5-6 years buyers have always felt they were in total control and could wait as long as they wanted.  Things seem to be common back to a much more balanced... 05/10/2012

Homes Sold in Fishers Posted originally at Marchantteam.com There were 64 homes sold in Fishers in February compared with 67 a year ago…so in line with the market of last year.  Remember the first time buying credit in 2010; we sold 91 in February of 2010!  I have seen many listings starting to get multiple offers and selling quicker so while February looked to be steady; I believe we will see some great numbers in March for the Fishers Real Estate market. The statistics are still showing a bit of a decline in market values.  This year we are seeing the average price of a home sold in Fishers at $210,800 compared with $235,600 a year ago.  I think a good explanation for this is that we have some pent up demand with the first time buyers and those are the ones entering the markets.  And ... 03/17/2012
