There has been a lot of chatter about the Economic Stimulus Plan.  It is packed with lots of incentives for various populations; of course there is the first time buyers $8,000 credit.  But, today I want to mention the changes in tax credit available for energy efficient home improvements.  As Spring approaches, there are many Carmel Real Estate residents that might be thinking about renvoations. First of all the credit applies to any improvement that are done between December 31, 2008 through January 1, 2011 and only to your principle residence.  There are very few credits available for 2008 tax filings. It is available for things like windows, doors and skylights as long as they have the correct U-Factor (efficiency in preventing heart from escaping) and the SHGC measure (how efficien...

Carmel Indiana Real Estate includes West Carmel (46032) and East Carmel (46033) with Meridian or US31 dividing the two zip codes.  All of Carmel enjoys great schools and easy access to downtown and interstates.  Relocating individuals frequently tell us they want to look at homes in the Northside of Indy, specifically homes in Carmel.  Many St. Vincent employees like this area because it is so close to the main hospital on 86th and many financial professionals like it as well because it is so close to Meridian. Springmill Ponds is a popular neighborhood located at 146th and just east of Springmill Road.  It has many lake/pond areas and has approximatley 236 homes built primarily in 1991 and 1992 with a few a bit later.  Most of the homes have basements and more than half have three car ...

Whether you own a home in Carmel or nearby; everyone enjoys a glass of wine from time to time.  Carmel has a premier place called Winestyles located on Greyhound Pass near the Marsh. WineStyles is a national wine boutique catering to the wine drinker who is looking for a simple and easy way to find that perfect bottle of wine.  The concept is a little different than most wine stores.  The  wines are grouped together by how they taste instead of varietals, the grape or by the region.  Whites are :   crisp, silky, rich; and Reds are  fruity, mellow, bold.  The sweet red wines are under the nectar category and the white sparkling wines are under the bubbly category.  WineStyles features up to 150 revolving worldwine wines and are priced from $10 to $25.  For those wanting something a littl...

There are thousands of agents to choose to represent you when you are ready to sell your Carmel home or in Anytown USA.  How do you find the right one?  I recently wrote a post about the Top 5 Questions to think about when selling your Carmel home.  Let's focus on the 2nd one; What distinquishes one realtor from another? For starters, you ask the agent a lot of questions.  Every agent will have a presentation for you and it will include the usual suspects of "About Them", "Marketing" and "What is your home worth".  There are basic questions you should ask such as: What are your average days on market for your listings? What is your list price to sale price percentage? How often do you communicate and what do you communicate with your clients? Take me through your process from the time I...

Whether you are looking for a home in Carmel Indiana or elsewhere, there are always questions on a buyer's mind.  I recently wrote about the Top 5 Questions in Home Buying and will be answering Question 2 today which is "I've done this before; why do I need a Realtor® ?" The first reason you want to use a Realtor® is because it is a free service to the buyer.  In our Indianapolis Real Estate area, seller's pay the fees for the Realtor®.  The second reason is that we can analyze the other homes in the area to give you the best competitive information about the Carmel Home you are looking at for purchase.  In many cases, we will have been in many of them and know either about the motivation a seller has on the home or the length of time the home has been on the market.  All of those thing...

As Spring approaches, many Carmel Real Estate residents will begin to get out and enjoy the Monon Trail.  Whether they are training for the Mini 500 or just out as the weather turns warmer, the Monon Trail is a great venue to visit.  The Monon trail starts at 146th street in Carmel (it is called the Greenway in Carmel) and run 5 miles through Carmel and then another 10.5 miles from 96th into Downtown Indy and cultural districts. It was a grassroots citizen effort back in the 80s; the first section from Nora to Broad Ripple opened in 1996.  The Carmel portion was opened around 2002.  The costs was approximately $5.5 Million to create. The trail uses a portion of the Chicago-Indianaplis main line of the former Monon Railroad which was abandoned in the 1980's. The word Monon was derived fr...

I decided to run some numbers of active, pending, and sold Bridgewater Club homes in Carmel for first couple months of 2009 and I was a little shocked to learn that no homes have closed yet. In fact, no homes are even pending since the beginning of the year. Here is what is happening in The Bridgewater Club in 2009: - There are 45 active homes on the market - The average asking price for homes currently on the market is $869,146 - The highest priced on the market right now is $2,099,000. - The least expensive home is listed at $189,900. - The average days on the market is 155. Since there are no pending or sold homes in the Bridgewater Club this year, I don ’t have any other numbers to report. If you are considering buying or selling a home in the Bridgewater Club, visit our Carmel Indi...

RESPA covers things like the adequate disclosure by mortgage lenders to consumers of charges related to the origination of a loan, the requirement that the lender provide a Good Faith Estimate (GFE) of settlement costs, the disclosure of affiliated business arrangements to Buyers, etc. There is also a section related to kickbacks, fee-splitting and unearned fees. Section 8 (not the Housing Choice Voucher Program) of RESPA prohibits anyone from giving or accepting a fee, kickback or any thing of value in exchange for referrals of settlement service business involving a federally related mortgage loan. In addition, RESPA prohibits fee splitting and receiving unearned fees for services not actually performed. This week, the Metropolitan Indianapolis Board of REALTORS® sponsored an event d...

Before we analyze the January 2009 market report for Carmel Indiana Real Estate, I thought it would be good to summarize some of the findings in the Indianapolis Star published on Sunday 2/8/09.  For Carmel Indiana, they show a population of 64,500 and 97% of those people have a high school diploma and 62% have a bachelor's degree or higher.  Their median household income is $94,000 I wrote a post last week that showed the Carmel Real Estate market for 2008 compared to 2006 and it is definitely worth a quick read.  Today I want to look at just January 2009 compared to January 2008. Active Single Family Homes Listed in January 2009                   166 Current Total Single Family Homes Active                                641 Active Single Family Homes Sold in January 2009             ...

Here is the first report for 2009 for the Carmel Indiana real estate market for homes under $700,000:   2008 2009 % Change Active N/A 566 Homes Sold 57 35 -39% Average Selling Price $290,575 $288,44 -1% Days on Market 86 105 22% Price Per Square Foot $111 $102 -8% We do continue to see the big decrease in average sales price while the average sales price remains relatively unchanged over last year. In this market, if we can see a 39% decrease in the number of homes sold and have no change in the average selling price, the market is still doing quite well. Carmel has and will be one of the safest investments in the entire Indianapolis area. If you are looking for real estate in Carmel, please visit our real estate in Indianapolis website to search all available homes in Carmel and the s...

Here is a quick look at what happened on the Carmel Indiana real estate market in December 2008 for homes under $700,000:   2007 2008 % Change Active N/A 568 Homes Sold 73 63 -14% Average Selling Price $305,251 $301,399 -1% Days on Market 88 91 3% Price Per Square Foot $112 $108 -4% Carmel rounded out the year posting better than average numbers compared to the rest of the year. The number of homes sold was down 14% over last year, but this is still better than the 25% decline for the rest of the year. Average sales price was down too, but again better than the average for the rest of the year. As usual, despite rough economic times Carmel still has very reasonable real estate stats. If you are considering a home in Carmel, please visit our website to search all Indianapolis homes for ...

Let's face it. 2008 was not the best year for many of us, either personally or professionally. For me, it meant the difficult end of my marriage. Financial challenges. A tanking real estate market. Global financial market meltdown. Yikes. It's about enough to drive me to move to Belize and rent lawn chairs to tourists. Thusly, my year-end retreat to Southwest Florida was well timed and much needed. It provided me an opportunity to get out of my usual routine and take a fresh look at things. Get out of my fully-furnished rut, put some new eyeballs on my situation and get some sand in my Crocs. I don't necessarily FEEL any better just yet. But I did remember a few things while I was gone. Most significantly, that it's my attitude that determines my outcomes. That in spite of the seemingl...

Here is a glance at what sold on the Carmel Indiana real estate market in November 2008:   2007 2008 % Change Active N/A 588 Homes Sold 82 59 -28% Average Selling Price $283,345 $272,053 -4% Days on Market 105 72 -31% Price Per Square Foot $115 $106 -8% November homes sales in Carmel was pretty much on par for the rest of the year. The number of homes sold was down by 28% and the average sales price was slightly down at 4%. There are two bits of good news this month; somehow the average days on the market was way down over last year and the absorption rate or # of months of inventory was down as well. While the number of homes sold in Carmel is way down, I believe the fundamentals of Carmel real estate are still strong. If you are considering purchasing a home in Carmel, please visit o...

Here's what I've noticed since joining the Real Estate Industry, agents have hearts of GOLD.  No pun intended with the fact that I'm with a CENTURY 21 company and we are all about Gold.  No, seriously, if you ask for help, they are right there! It's truly impressive! We all know what the economy is like right now, yet over the past two weeks we have put out requests asking for help for three different things: Our agents and staff are amazing!  They give generously! 1) Gleaners Food Bank, Our local food back is really low on food. Our agents pulled together and brought in over 6000 cans of food...a little healthy competition between the offices didn't hurt either.  2) Jillian Center Gift Drive - Scheetz agents adopted over 50 women and children at the Jillian Center for Abused Women and ...

OK...so this is my first official Active Rain blog post. I've written blogs in several other areas, but for the longest time I've simply had a simple little profile on here without any content, how boring is that? I keep getting emails everyday from active rain and I must say, many of the blogs are rather informative. I've picked up some handy dandy little tools and tips.  My hope for this blog - wait, hold on here, I need to make sure I've got the lingo down right...is this a Blog, or is this a Post, or is this a Blog Post.  I've heard several different definitions, just wondering if I'm following the right rules of the road. So, back to my train of thought...My hope for this blog/post/blog post, is to provide resources for the real estate folks that I have found to be extremely helpfu...

I just rented one of my investment properties, and the applicant said she was being forced to move from her current rental home.  I immediately thought she might not have been paying rent.  She told me that her LANDLORD had not been paying the mortgage, and that the house was being foreclosed on!  If any of you are showing tenants rental homes, please do your due diligence regarding the owner and payments on the house.  You will be doing your clients a favor!

Here is glance at what happened with Carmel Homes in October 2008 for listings priced under $700,000:   2007 2008 % Change Active N/A 644 Homes Sold 103 65 -37% Average Selling Price $310,186 $279,509 -10% Days on Market 91 79 -13% Price Per Square Foot $120 $105 -13% Not a great month for Carmel. The number of homes sold is way off from last year’s numbers and the average sales price was down 10% as well. Somehow the days on the market is down 13% over last year, but this could just be real estate agents re-listing the properties to artificially reduce the days on the market. When the economy really started to take a hit a couple of months ago, I thought we would see an impact like this. In addition, the election had to have an effect on people’s mentality about the real estate and th...
