UPDATED 2019 I was at an early morning networking meeting today when it came around for me to speak about business. As always, the real estate discussion seems to take a while - everyone wants to know more or has a story to tell.One of the people in the group mentioned that their company was doing work on a historic home in Winnetka and she was really proud that they were chosen for the job. Of course, I knew exactly which house she was discussing - it had sold last year. I was able to give details and place it for everyone else.Everyone looked at me and said "Wow, you really do know Winnetka!"  I better, right? April 2015 sales were at a mid level compared to April of 2014 and 2013. April YTD sales of 61 are running 24.5% ahead of last year's year-to-date sales of 49. The Median Sales Price in April was $1,064,500, up 6.5% from $1,000,000 in April of 2014 and down -4.3% from $1,112,500 last month. The Average Sales Price in April was $1,318,750, down -12.6% from $1,508,868 in April of 2014 and up 16.6% from $1,131,363 last month. Last year there was a lot of hand-wringing over a lack of inventory of Winnetka homes for sale as well as other North Shore communities like Wilmette, Northfield, and Kenilworth.  Fewer homes meant more competition, higher prices, and a lot of angst for buyers.This year, I look around Winnetka and I see lots of "For Sale" signs and I know the market has changed. One thing for sure is that more homes have been listed in 2015 than in 2014.  But the market is not vigorous - it's good but not strong.  I see more homes for sale . . . and fewer buyers.  Where are the buyers?  Millennials are slow to get into the housing market beyond renting.  Without them, there are fewer move-up buyers.  It's a domino effect.  Here are the numbers for 1st quarter 2014 and 1st quarter 2015 for new home listi...

The Winnetka Village Council has scheduled a special meeting for Tuesday evening, April 28 to discuss the stormwater tunnel.  This controversial project was put before the voters in a 2014 advisory referendum and did not pass.  However, as Winnetka is a home rule community, the council can continue to bond without voter approval.I have been told by a knowledgeable source that the $34 million budget is projected to go 70% higher - to $58 million.  Some who oppose the project are concerned about environmental issues and untreated water being released into Lake Michigan.  There is apparently a "gate" that will allow the water to flow untreated if there is too much rain.Whether you are for or against this huge project, make your voice heard and attend this meeting!To view the agenda packed ...

The Winnetka IL Forest Preserve On Forest way DriveToday I had a listing appointment in the North Shore suburbs and it went well. I got it together but that is another story. This property will be coming on soon, that is not what this blog is about. After I was done I drive through the forest preserve also known as the Skokie Lagoon. It was cool but very sunny and may people were out. I stopped and took few photos to share with you. This is a combination bike and running path along with fishing and a fast moving road in the middle of it which is what took me from point A to point B. The area I drove on the way to my parents house was through Glencoe, and ending up in Winnetka IL. Winnetka Market Trends for March 2015Winnetka home sales for the month of March rose in volume by 25% when compared to last year, while the median sale price rose by 20.7% from $824,500 to $995,000. The number of Single Family homes sales rose by 33.3%, while the median sale price decreased by 13.9% from $1,440,000 to $1,240,000. UPDATED 2022Love Fur Dogs in Glencoe, IL When a new dog groomer opened its doors near me, I was ecstatic.  With a rangy, mostly outside border collie that always needed a bath, I quickly made an appointment.  No groomer, ever, has brushed my dog's fur so thoroughly, resulting in a sleeker, beautiful, and more comfortable dog.  Not only was I hooked, but everyone I spoke to was as well.  Local dog lovers came to appreciate the care, attention, and love given to their dogs at Love Fur Dogs.To see Jennifer Bishop calmly sitting and grooming a dog as we spoke belies the fact that her life as a social studies school teacher was tragically shattered many years ago.  Jennifer's sister and brother-in-law were murdered in 1990 by a young man with no motive.  As a result of this, she dedicated he...

 The trend for the first quarter of 2015 over last year is that there were fewer number of homes sold, but an increase in the sold price.   In 2014, only 25 homes sold in Winnetka during the first quarter, but the average sale price was $1,340,000.  That's almost a 6% increase in the price of homes for sale in Winnetka.  I'm not sure why fewer homes sold - there is plenty of inventory now and interest rates are extremely attractive. The current real estate market in Winnetka:Homes for sale:  167 homes for sale  Homes Under contract (with contingencies):  35Homes Pending (contingencies cleared):  13Click to see all homes for sale in Winnetka Condos for sale:  4Condos under contract:  3Condos pending:  3Click to see all condos for sale in Winnetka

My market reports tell me that prices are up but sales are down.  That seems to indicate a lack of inventory but everyone is commenting on how many "For Sale" signs they're seeing.  Certainly anything priced around $1million goes fairly fast.
