Winnetka has just expanded what it will accept in our recycling bins.  You can now include: milk cartons juice cartons soy milk cartons creamer soup broth protein drinks Previously, these cardboard cartons with a slightly waxy feel were not recyclable.  Throw 'em in!   The Village of Winnetka states:   "Too many recyclable cartons are still going to landfills when they could be repurposed as paper towels, napkins, and even building materials.  Recycled paper production creates 74% less air pollution than non-recycled production.  It's easy to make a difference - just put your clean, empty cartons in your recycling cart."

Winnetka IL Real Estate Homes For Sale The Winnetka IL Real Estate scene has been very hot in the last two years. For the first time in many years we have seen new construction. Prices have gone up but there are great deals to be had in the sought after Village of Winnetka IL. We did just reach a point where our 2014 market of single family homes has slightly been exceeded by 2012. It has become a seller's market. October 2014 sales were at a mid level compared to October of 2013 and 2012. October YTD sales of 209 are running -14.7% behind last year's year-to-date sales of 245. The Median Sales Price in October was $1,210,000, down -13.6% from $1,400,000 in October of 2013 and up 9.5% from $1,105,000 last month. In October, Winnetka had 12 houses go to closing.  The 12 sales looked like this: Average sale price:  $1,610,000 List to sell price ratio:  87% Days on Market:  272 Two of those numbers don't look very good.  The list price to sell price ratio number tells us that homes are selling at 87% of their list price - which means those homes were listed too high.  In the previous month of September, that number was 95% which is more normal.   The second number of concern is the long market time to sell - an average of 272 days!  On closer examination, most of the homes sold between 13 and 157 days. But two homes were on the market for an extraordinarily long time - one for 943 days.  Those two statistics skewed the average. In 2010 there was a contentious battle to upgrade New Trier High School's campus in east Winnetka.  The school hosted tours, meetings, and events to help get the measure passed.  But ultimately it was too big, too ambitious, too expensive, and it went down.   This time around, the school is asking for an $89 million bond referendum (in 2010, it was $174 million) that will provide for a more modest but but much needed upgrade to several aging buildings. Specifically, the school would like to replace these three building that have the most serious deficiencies. Are you ready to tackle Winnetka's Haunted Trail of Terror and experience hair-raising thrills? Earlier this week the Chicago Tribune wrote an article about declining home sales in the 9-county Chicagoland area (Local Housing Market's Cool-Off Continues.)  The author states that sales fell by 14% in August 2014 compared to August 2013. Blaming a harsh winter and a stagnant economy, plus concerns about mortgage availability and rising rates has consumers edgy.  The silver lining is that prices continued to increase in varying degrees depending on location. How do our five communities compare to the larger Chicago numbers.  I looked up homes sales in Winnetka, Wilmette, Kenilworth, Glencoe, and Northfield and also found that sales were down by 7% when comparing August 2013 to 2014.   These five villages have a combined 425 houses for sale right now - listed from $295,000 to $18,750,...

In the back of my mind, I know that there are some North Shore homes - Winnetka, Wilmette, Northfield, Kenilworth, and Glencoe, that have been on the market for what seems like forever. Why does this happen? I always explain to my sellers that "time", as in market time, is not their friend.  The longer their house languishes, the more suspect buyers become.  A well priced home should sell fairly quickly - particularly in a seller's market. Even if the seller is a little high, the offers will come if the price is adjusted quickly. If the seller has grossly overpriced their home, then price reductions tend to "chase the market."  Their lower price is still too high each time they make a price reduction and so they are never really priced competitively.   Some sellers blame their listing a...

Checking the median home sales from January 1 through today (September 12, 2014) it looks like Winnetka home prices have risen 15% over the same time period in 2013.   Even though the North Shore seems like one big contiguous area, the villages have distinct differences and sometimes the home sale prices are wildly off kilter. Wilmette is the only other North Shore village to have the exact same home price increase - 15%. More dramatic is the price increase in Kenilworth - a whopping 29%.  This is partly explained by Kenilworth's tiny size - just a few large sales can throw off the numbers significantly. Glencoe had a modest home price increase of 3.7%. Northfield is the only town to show a price decrease year - small at -3% but important in light of the big increases elsewhere. This is...

Sales for homes in Winnetka IL 60093 in Cook County were brisk this August.  Since school starts at the end of the month, many home buyers are eager to close and get moved in. Here are the home sales in Winnetka in August: Eleven homes sold under $1 million.  The least expensive home to sell in Winnetka sold for $585,000 and the most expensive was $6,100,000. Five homes sold between $2-3 million.   As of today, September 1, 2014 there are 135 homes for sale in Winnetka listed from $358,000 up to $18,750,000.  The most expensive house was originally listed for $34,000,000 and is called "Le Grand Reve" on Locust Road n Winnetka.         With 135 homes for sale (that number does not include homes that under contract) it does not seem that we have a lack of inventory anymore - however the m...
