Paws in the Park ~ South Windsor, CT   Mark your calendars! Nevers Park, South Windsor, CT   I moved to South Windsor in 1988 and was thrilled when the town set up Nevers Park Walking Trail.  Since that time I have been there many times.  It is so great to have the park close by.  In a few minutes, I can take a walk or run away from the busy roads.  It seems to be a pretty well kept secret because I find that it is usually is not very crowded.  Depending on what kind of time I have, I can choose the length of trail I want to take since there are a couple of routes to pick from.  The longest loop is about 1.5 miles and on many occasions I’ve gone around twice.          The trails are lovely.  I usually begin taking the small paved hill up Sand Hill Rd.  For dog owners,  there is a great dog park at the top of the hill, a/k/a the bark park.  Altho... 03/31/2011

February Market Report for South Windsor CT   If I were to write my typical market report for South Windsor CT for February 2011, it would show that there were 7 closed sales with a median price of $305,000.  Comparing those numbers to February 2010 with 13 closed sales and a median price of $255,000, we would conclude that number of sales decreased but median price increased.   One of the problems with such a low number of sales is that statistics can appear to be greatly skewed.  Did the median price really increase that much or did more people just buy in the upper price ranges?  (For a more detailed discussion, read my post on Median vs. Average.)   Currently, there are four houses under contract and 24 houses under deposit.  So next month, we would expect to see a surge in the numb... 03/22/2011

The Year in Review - Median Home Prices in South Windsor CT This year has been quite a challenge with closed sales and median prices seeming to take a roller coaster ride.  The homebuyer tax credit which expired in June provided a hump in the middle of the year, but the year ended on a strong note with 26 closed sales in December.  Let's look first at closed sales by month: Now let's take a look at median price by month: If we look at the median for the entire year, it is $274,450 (202 closed sales) compared with $276,000 (212 closed sales) in 2009.  Overall, the market in South Windsor seems relatively unchanged from the prior year. 01/08/2011

South Windsor Pancake Breakfast Santa Claus is going to be making a stop by at South Windsor's fire headquarters at 1175 Ellington Road to talk with children as well as help raise money for the neighborhood food bank.  On Dec. 12 throughout the Democratic town committee's yearly Santa Pancake Breakfast, local and area residents are invited to come see Santa Claus and have a pancake breakfast that includes toppings, bacon, doughnuts, coffee and juice. A donation shall be collected and all proceeds is going to be given to the food bank. South Windsor CT Condo Report for October 2010 During October 2010, there were 7 closed condo sales ranging in price from $96,000 to $335,000, with a median price of $150,000. In October 2009, there were 13 closed condo sales, with a median price of $149,900.  So while the number of units were down this year, the median price held steady. Compared with the previous month (September 2010 Condo Report), total units were down in October, but the median price was up in October.
