Did I just do THAT?! With today's technology and texting being a primary source of communication with friends, family, business acquaintances, prospects, customers, clients; I find myself utilizing my cell phone to 'talk' with people via texting.  Oh my, the possibility of an entire new set of issues.  Not to mention, the abbreviations that still have me baffled and confused.  I find myself double checking what I just put in writing and to whom it is being sent. Did I just text a message that was meant for my Broker and was sent to my friend?  Or did I just text a message to my friend that was meant for a client?  OR did I just text a message that was meant for my Broker or friend and it was sent to my client?!  Has this happened to you?  Really?  Did I just send that message without lo...

Home Appraisal Process Step by Step. As real estate agents we understand the why what and when's for an appraisal done but let’s take a look at the process required to achieve the appraisal report. The Home Appraisal process of valuation is a long complicated set of procedures but here let’s try to break it down into eight basic elements from the appraiser’s point of view. 1. DEFINITIOIN OF THE PROBLEM. Identify the client and the intended user of the report. Identify the intended use of the report. State the type of value and which definition applicable. Effective date of the appraiser’s opinions & conclusions. Identify the characteristics of the property. Any extraordinary assumptions for the assignment? Any hyporthetical conditions for the assignment? 2. DETERMINE THE SCOPE OF THE WO...

NORWALK Market Trends December 2012 Norwalk is now a Balanced Market favoring neither Sellers nor Buyers, but markets rarely stay balanced, they are always in transition towards a Seller’s Market or a Buyer’s Market.  The three month trend line looks like we may be going back to a Buyer’s Market after signals early in the year suggested we were on our way to a Seller’s Market.  The market has pulled back a bit in terms of sales, sale prices, and Days on Market, but some of that is seasonal.  The ratio of List to Sales Price is still good at 95%.  Norwalk Inventory Norwalk Sales Hottest Homes in Norwalk What homes are most in demand by buyers in Norwalk?  The sweet spot in the market is for 3 bedroom homes with a list price of $400,000-425,000.  They tend to be on the market only 119 day...

LED’s @ $10 in Connecticut.   At many retailers there is an instant rebate for LED energy efficient lights that make them super affordable. At Costco in Norwalk, Connecticut you can receive a 50% instant rebate on up to 20 count PAR 30 LED’s originally costing $19.99 but out the door at $10.00 each. But the real deal on this is that each bulb will produce the same amount of light of 75 watts bulb but using only 15 watts of electricity. On top of that the bulb will last up to 25,000 hours compare an average bulb lasting 2000 hours which is equivalent to about 22.8 years…. No more changing bulbs. if you do the math...... Installing 20 LEDs will cost you $200 and with the estimated saving over 22.8 years will average out to a little over $144 per year, a great ROI. LED’s are mercury free a...

Building New with Easy, Economical and Efficient Homes.     Building new does not have to be expensive when you take the whole house approach with integrated design. This is the foundation of eco-building that can lead to an easy to build and energy efficient home.   In 2011 Alaska disaster relief officials needed to build nine replacement homes in a short period of time on a limited budget. They turned to the Cold Climate Housing Research Center, CCHRC for an easy, economical and efficient solution. The nine homes ranged from studio size up to four bedrooms and CCHRC came up with an innovated framing truss design that incorporated roof, walls, floors in a single truss. The single-truss design allowed the homes to be framed in just one day and virtually eliminates thermal bridging plus ...

NORWALK Market Trends October 2012 Norwalk is still in a Buyer’s Market but the indicators over the past six months were pointing towards a more balanced market.  Over the past three months the indicators are moving back towards a stronger Buyer's Market.  The ratio of List to Sales Price is good at 95%.  However, prices have declined over the past three months, so signals of a recovery are mixed.  There are fewer sales at the high end of the market. Over the past 12 months 9 homes over $2 million have sold, but in the past three months ony one home over $2 million has sold.  The lowest sale over the past 12 months was $85,000 and the highest sale was $4.6 million.  The median sale price was $415,000. What homes are most in demand by buyers in Norwalk?  The sweet spot in the market is f...
