I have been on the buyer's side multiple times when presenting an offer only to learn there are multiple offers and even though we offered the listed price, several offers came in with an offer higher than the listed price.  It was very frustrating.  Now I am on the listing side for a Shaw Heights home and what do you know?  I too received 6 offers today on my listing in Shaw Heights and it's only been listed for 2 days.  And as an added bonus, some of the offers were for more than the listed priced.  Its sweet being on the listing side in this instance, but can be very disappointing being on the buyer's side.  My price point is the big draw here, I think.  That being right around $150,000 for a single family home West of I-25.  It seems to make a huge difference when this property in S... 03/31/2010

I am seeing a lot of listings that have been withdrawn or expired and not relisted.  My guess is that there are many sellers out there that are really scared.  They keep seeing the houses selling around them for lower and lower prices, less than what they owe on their own home. They want to sell before it gets any worse, but unfortunately for many sellers, it is already too late.  By the time they pay their closing costs and accept a purchase price that is far less than what they had hoped for, they need to come to closing sometimes with thousands of dollars.  If they have the money to close, it may not be a bad option, if they are planning on purchasing another home, as what they lose on their current home, they will probably be gaining on their new home purchase.  For sellers that eit... 02/16/2010

It is true the picture below represents the pilings that were seen on a home. Some make think, this poor home owner had to clean up the pilings. In reality the home owner requested these pilings. I t may not be attractive, yet it is some what a protection method. In the sketch below you will see a home with pilings. Pilings are commonly found on beach homes. Pilings are round structural members that are driven far into the earth to solid ground, the home is then built on these structural member. They are the "Foundation " of the home.   Pilings are used in places where the water (ocean) may wash up around the home. Location...Location ..Location  ..sure.. yet how about putting a value on a view. In my 10500 + days in this biz, I've  had to compute the value of a view. If there are comps in the area...super...otherwise....Katie bar the door. Examine the days of the spoils of the builders. A premium lot with a view could go for 100k more. There is value on a view. It's been said "beauty ( and value) is in the eyes of the beholder". So what does a scientific Realtor call a test tube baby.....A Womb with a view!!!
