Whittier, CA Real Estate News

Two nights ago my daughter's high school volleyball team traveled about 45 miles to play in a playoff game. We had beat this team last year in the playoffs, but just barely. This year they were "gunning" for us. Their coach told them at the beginning of the year that their only goals was to beat us this time and send us home losers. Our team was more mature than last year, and it showed. The girls played smart and didn't get rattled. The result was that our girls were victorious, sweeping the other team 3 straight games. As parents and friends poured out on floor to congratulate our kids, I couldn't help but notice the reaction coming from the other team. Girls with tears streaming down their cheeks - parents with tears streaming down their cheeks - a home crowd slowly stumbling out of ...

Hi again - This is Scott. Heather is busy doing her "real estate thing" while I hide out in the computer room at her office. We attended an awesome office seminar this morning on "Best Year Yet - Planning For 2010". The office manager here is very good at motivating the crew, and he is constantly coming up with great tools to offer to us. God offers great "tools" also. Like prayer, faith, hope, fellowship and of course His Word. Yet these are tools that I often forget to use. When my world seems to be coming apart, I either panic or just feel like running away. Then God invaribly lets me know that I am already the victor in the battle, and I just need to be confident in that. And then I remember everything I am thankful for, and the list seems to grow and grow with every one I add. Thank...

Even during these tough, economic times, the City of Whittier has good news to report: Besides the possible development of the Fred C. Nelles site (almost 74 acres of land) and the changes in Uptown Whittier (Presbyterian Intercommunity Hospital with its estimated $5mil investment for interior and exterior improvements as well as the new construction of "Amber Blu", a restaurant and dinner theater North of "Crepes & Grapes"), the City has been able to introduce the brand new Affordable Home Ownership Program (AHOP) for the new home development site called "The Gables of Whittier". Under this program, moderate-income households will have an opportunity to get a "silent" second loan in order to purchase a home with an affordable first mortgage (very much like the programs already in place...

Welcome to the beautiful City of Whittier! If you haven't been to our city, you should definitely come visit. Whittier is in full swing of creating a literal "Restaurant Row" in Uptown Whittier and there are many new stores popping up on popular Greenleaf Avenue, such as the new construction of "Amber Blu", a restaurant and dinner theater on Greenleaf North of "Crepes & Grapes" (a wonderful restaurant itself with delicious French cuisine: http://www.crepesandgrapescafe.com/).   Besides the new restaurants, Whittier is also seeing additional business coming in via the Whittier Presbyterian Intercommunity Hospital (http://www.whittierpres.com/) which is taking over the building on the corner of Greenleaf and Bailey for their Administrative Offices (estimated $5mil investment for interior ...

Hi, this is Scott. Heather and I decided that we need at least one dedicated day off a week, so this past Monday was it. So to truly try and "get away from it all", we decided that Disneyland was the place to go. We arrived at about 10:30 a.m., and were met by a long, long line of cars waiting to pay their $14 to park. I looked at Heather and asked, "Why aren't all of these people at work today? And look, there are school-age kids here too! Their parents should be arrested for keeping them from school!" I think we had expected to be the only visitors there today, and have the legendary Disneyland customer service lavished on only us! Well, once we got in there was definitely more elbow room than was first expected. We wandered Main Street and decided to see if "our bench" was open. It w...

Well, here we go again. Just got out of a great office meeting. It focused on getting our business plans prepared for 2010. Imagine, already a decade has passed since Y2K! I remember that as New Year's 2000 approached, myself and my husband Scott, and my two stepsons Nick & Kyle were standing together on the roof of the Pasadena Police Department headquarters. Scott was working there at the time, and when New Year's comes around, everyone at PPD works. So we prepared to welcome in the new millenium together (my kid's were with their dad). The news sources at the time were predicting that all computers would crash, the bank vault doors would not open, computers in cars would cease to function, and the end of the world was going to occur! So as we held hands and counted down, we were prep...

Parnell Park, Whittier, California Located at 15390 Lambert Road, Parnell Park is bordered by Lambert, Scott and Mulberry.    Parnell Park is spacious, and has lots of picnic tables, barbecues and outdoor sinks for people who wantto have a picnic.  If you have a large group, you can reserve a section of tables by calling Whittier Park Department at (562) 567-9420. The zoo has chickens, goats, Shetland ponies, geese and a few other barnyard animals.  They are quite confined.  There are not very many animals, but it does give city folk the opportunity to see some farm animals. Heather just got another REO (Bank Repo) the other day, so we went out to inform the residents of what was happening. We informed them about CFK (Cash For Keys), and they kind of nodded their heads as it was explained to them. Telling someone that they need to get out of their (old) house in less than 30 days is not fun, and when the mother explained that she had 8 kids and one of them was confined to a wheelchair, it made us feel about 2 inches tall. She is worried that no one will rent to someone with so many kids, not to mention needing a wheelchair ramp, etc. Heather sent off a letter to the Asset Manager explaining the situation, and that next day (this NEVER happens) a reply came back extending their move out time to 45 days AND gave them more money to move out. We were excited fo...

So you all are waiting for the new movie about Michael Jackson’s never-to-be final concert:  This is It. You may be waiting in line to get your tickets for the October 27 premiere; but there is a much more important date on the horizon.  It is November 30, which is the last day you have to be eligible for the First Time Home Buyer $8,000 Tax Credit.  No, at the end of September, you have just 2 months to wrap up your deal.  You have about 30 days to find a home and 30 days to close escrow.  It can still happen for you, if everything goes well, and there are no glitches to delay the transaction. The fact is, you are running out of time.  It’s going to be hard to Beat It.  At this point, you may be better off accepting the notion that you won’t be able to get the $8,000 Tax Credit for Fi...

Homes for sale in Whittier, California are at the lowest levels in several years. Today, September 23, 2009, there are a total of 283 properties for sale in the City of Whittier.  A year and a half ago, on May 25, 2008, there were 888 properties for sale in Whittier.  The tables have significantly turned here in Southern California, making it a much better time to sell a home right now, rather than try to buy one. A year ago, buyers could really pick and choose what properties they wanted to buy.  Now, with the inventory of homes so low, it is really a dog-eat-dog world out there, with buyers competing aggressively for any decent house priced less than $400,000. Buyers and sellers can each find something positive in this news. Buyers can still buy a home at rock bottom prices.  However,...

People move from Pico Rivera, East Los Angeles, Santa Fe Springs, Norwalk and Montebello to Whittier.  As a general rule, very few people move from Whittier to these cities to the west.If you are thinking about selling your home in Whittier, you naturally would want to work with a Whittier Realtor® whose brokerage advertises to people who live in the areas west of Whittier.  You would also want to work with a brokerage that has offices in those areas, because the agents who work out of the offices in Norwalk, South Gate, Pico Rivera and Bellflower have active buyers who are looking to move to Whittier.  Berkshire Hathway HomeServices has lots of active buyers who want to buy a home in Whittier.Another advantage is that Berkshire Hathway HomeServices advertises extensively in the newspap...

This is one of the questions that is asked on "The Housing Bubble" blog by the Mysterious Flying Miser to Bruce Norris.  His answer: No, not at all. We buy REOs and rehab the properties into near-new condition. The cost is about $35,000. Let's say an REO is priced at $65,000. With repairs, my cost is $100,000. What would be my motivation to repair this property and improve the neighborhood if I could not sell the property for a profit? If I sell this property for $130,000, it would be double the REO price. My sales cost would be at least 10%, or $13,000. I would net $17,000 for taking on this construction project. If the appraisal came in at $113,000 or less, then I would have done all that work for nothing. The problem here is that if professionals did not use all the current sales dat...
