The real estate market in Westlake Village, CA is definately "cooling off" now that Autumn is here.  Homes were literally flying off the shelves in May, June and July. It has now slowed down and although closing prices are up, indications point to the fact that the higher bracket is finally moving after many price cuts and some stagnation. Inventory is still low, however, which urges newer sellers to hold fast, but without buyers chomping at the bit for the newer listings priced at or above market value, activity has slowed and fewer homes are closing. This is not unusual for the fall marketplace, but it may also indicate a more cool market in general . The lake at Westlake Village is unique and so are many of the "Island" and lakefront homes. This is a manmade lake engineered in the 1960's to be a master-planned community. It is cradled with sloping Santa Monica mountains and just a short drive to the beach and to downtown Los Angeles. Many of the homes have been "rebuilt" over the years. Need I say more? During a lazy boating day Saturday with friends on the Lake at Westlake Village, while meandering up and down the coves and having a little vino, I spotted this one. Westlake Village People are singing "Y.M.C.A." ! Weslake Village people are excited about the upcoming and highly anticipated YMCA facility being built! The project has been in the works for over 15 years in the planning.  Building the 50,000 square foot Triunfo YMCA will cost $20 million.
