It's that time of year agan.  When you can stroll downtown in Tracy CAon Saturday mornings, run into people you know and come home with bags of goodies. Locally grown fruits and vegetables are plentiful during Farmer's Market.  Fresh bread, home made mustard and jellies, soaps and chocolates are plentiful. The Tracy Downtown Farmer's Market is not to be missed.  Make sure you leave plenty of time to wander up and down the street, as you will surely run into people you know. Saturday: Open house. Agent comes in with clients. Says, really like the property but we won't be writing because you are over priced. I say, write an offer based on what you and clients think its worth. He says , no we will wait till you drop the price. Sunday: Same open. Clients come in with different agent in tow. Say they like the property and have emailed offer based on what they think the property is worth. Monday: in office and read offer. Monday about 2 PM. Offer accepted in escrow. One of the tools I have employed for several years is asking my clients to decide upon a regret price. That being a price they would regret having offered or accepted. I tell them if you offer $395K for a home you really like and its listed at $400K would you have regret if you find out it sold for $401K. Conversely If you offered $405 and the offer is accepted would you regret having offered that price. For seller I ask them to consider a price thet would regret accepting and a price they might regret not accepting. This tactic has proved very helpful and many of my clients tell me it game them a consice method of determining what number is acceptable. Just a tool I use. My name is Dale E.
