Finally! Our MLS makes an effort towards upholding the rules........ I logged on to my MLS yesterday, only to find the following bulletin screen pop up:   I can't begin to tell you how satisfied I was to see this.  Especially since some agents still do not get the fact that with a short sale the seller is legally the entity that enters into the contract with the buyer, not the bank.  It is the seller's choice of whom they wish to enter into contract with.I'm sure most of you have experienced on numerous occasions inquiring or even submitting an offer on a property in which you later find out there is already an accepted offer.  And yet, it's still showing Active on the MLS.  HUGE waste of time for everyone, and extremely lazy and/or negligent on the part of the listing agent.  ESPECIALL...

Seeking recommendations for online databases....... I'm looking to bring all of my business transaction tracking and contact management online into one place, and I'm looking for recommendations from those of you who have used platforms and are satisfied with them. Syncing with Gmail/Google would be a plus too. I'm taking a look at having a custom one built also. Any recommendations and experiences would be greatly appreciated! OK,what is going on with this stupid Java thing on Zipforms? I've done this activation at least a dozen times and it's still talking back to me!! Am I missing something here? Has anyone been going through the same issue? Do I need to call the board and remind them that I don't pay $500 a year for Chingaderas? Any input would be greatly appreciated......     Los Angeles Homes For Sale Los Angeles Condos For Sale Los Angeles Townhomes For Sale

What should I wear for the end of the world? I mean, I want to look nice, but at the same time I want to be comfortable. And since it's after labor day, do I dare wear white? Is it formal, or dressy-casual? I didn't get the memo........... Los Angeles Homes For Sale Los Angeles Condos For Sale Los Angeles Townhomes For Sale

What do you mean you have an accepted offer?  The MLS shows Active!! How many times have you had a buyer tell you they are interested in offering on a property that shows Active on the MLS, but then when you contact the listing agent, they tell you they've had an accepted offer for a while now? Not only is it extremely annoying, but it causes a credibility issue for all of us. First of all, you have to explain to your buyer who can see the property listed as Active and For Sale, that it's really NOT Active and For Sale. So thanks to whatever agenda the listing agent has going on, your credibility suffers for it. Well, I for one do not allow that any more. First, I inform the listing agent that they are inconveniencing everyone for not changing the status to Pending or Backup Offers. And...

Unemployment rate drops to 7.8% in October   It seems that our current administrations plans for economic recovery are hard at work.  From an economic standpoint, it takes an extremely methodical and well-planned approach to combat such severe economic depression.  I'm glad to see the progress that is being made.   Los Angeles Homes For Sale Los Angeles Condos For Sale Los Angeles Townhomes For Sale

Governor Brown Signs Homeowner Bill of Rights I received notification from the California Department of Real Estate and California Association of Realtors yesterday that the Bill of Rights has now been signed into law by Governor Brown. This is very important subject matter for those homeowners that are struggling with their mortgage payments, or perhaps may see some potential mortgage issues coming up in the near future. This law aims to avoid foreclosure where possible to help stabilize California's housing market and prevent the other negative effects of foreclosures on families, communities, and the economy. The new law will generally prohibit lenders from engaging in dual tracking, require a single point of contact for borrowers seeking foreclosure prevention alternatives, provide ...

"The 45 Lessons Life Taught Me" - by Regina Brett, 90 years old This was sent to me from a good friend via email. Regina Brett is a woman who just turned 90 and writes a regular column. I HAD to pass it on to all of my Peeps because I know how hard most of us work within our efforts to get ahead. Sending this over to everyone with positive energy: 1. Life isn't fair, but it's still good. 2. When in doubt, just take the next small step. 3. Life is too short – enjoy it. 4. Your job won't take care of you when you are sick. Your friends and family will. 5. Don't buy stuff you don't need. 6. You don't have to win every argument. Stay true to yourself. 7. Cry with someone. It's more healing than crying alone. 8. It's OK to get angry with God. He can take it. 9. Save for things that matter. 1...

How to coach your buyers through the short sale process The process of obtaining an accepted offer and successfully closing on a short sale transaction on the buying side can be one of the most tedious and stressful things we do currently as real estate agents. But it doesn't really have to be if you use a recipe for success for you and your buyers. One of the most important issues in the beginning is knowing how to craft an offer that is conducive to a successful short sale closing. Here is a task list that will help: 1. Obviously, you want to make sure there is a short sale addendum to the contract.  Why? Because you need to make sure there is a time period that is clearly stated that the buyer will wait for the written approval(s) so that contractually they can safely exit the deal i...

Chase Takes $2 Billion Dollar Loss On Bad Investment - Have they not learned ANYTHING?!!! This just BURNS me up! After only a matter of just a few years since our mortgage crises they are engaging in this kind of activity? REALLY?!! Do we have a vaccination for greed at our pharmacies?  If so, I think every single one of those executives responsible for this need to be rounded up like cattle and given a shot in the a$$ with the ANTI-GREED medication!! HONESTLY!! Enough is enough!!  We spent HOW MUCH of our hard-earned taxpayers money to bail them out?  For WHAT? They're like crack addicts with who need to go to detox for the greed habit that they can't seem to kick. Los Angeles Homes For Sale Los Angeles Condos For Sale Los Angeles Townhomes For Sale

How To Win in a Multiple Offer Situation when you are limited on price Well, it seems that we're back in the type of market where multiple offers are becoming common. There's a mixed bag of buyers out there - conventional buyers, FHA buyers, VA buyers, and all-cash buyers and investors. In a multiple offer situation, the offer price is probably one of the biggest factors when the seller is deciding which offers to entertain or accept. But what do you do when you've reached your affordable max and can't really come up any more in price? Here's just a few things that I recommend to my buyers.  It requires a little investigative work, but it may pay off for you. 1. Find out where the seller is moving to, and what logistics are involved with that - Is is the case where and when they're movi...

ActiveRain Meetup Los Angeles - Had a Great Time! We had our last ActiveRain Meetup yesterday at the Good Earth Restaurant in Studio City, CA. The food was outstanding, and we had some really great conversations about the real estate market here in Los Angeles. In fact, I'm actually referring a client to ActiveRain member John Pusa. He covers the Glendale area, and I have a client who speaks one of the languages that John does, so we're going to work together to help this client. I LOVE the cinnamon iced tea they have there!  I tried a new dish they have there which is the salmon risotto with brown rice and meditteranean veggies simmered in a very flavorful tomato sauce with kalmata olives. The Good Earth has a very unique atmosphere in that it is an indoor garden setting with ponds and...

It's Unanimous - The Market Has Officially Turned I've spoken to several agents around the country and it's pretty unanimous - the market has officially turned! Los Angeles, Phoenix, New York, Austin, Miami, Chicago, and more have all reported unbelievable amounts of activity. And this activity is the spark plug to the slow rise in home prices into our next chapter of a normal market. Congratulations to those buyers who purchased in the last few years - you officially came in at bottom. For those buyers who were on the fence waiting for the market to continue to drop even more, that ship has sailed.  We are now becoming a seller's market once again, especially with inventory levels as low as they are in some areas. I have many buyers in the $300k and below range that are finding it diff...
