The St. Helena home sales report for August 2013 reflects stable market conditions for residential real estate in this northern Napa Valley community. New homes are coming on the market (8 this past week), although 5 homes recently reduced their asking price. Of the 14 homes that closed escrow in August, 1 was sold in less than 30 days and 7 took longer than 60 days to sell.  The inventory of homes on the market remained about the same, though the number of homes in escrow is down slightly. Yesterday's Napa Valley Register article by Jesse Duarte Posh, "Upvalley home assessed at $100 million" is sure eye catching for properties here, below are a few excerpts. The interesting thing, John Tuteur, Napa County Tax Assessor, had come and spoke to my company at our Tuesday's office meeting and gave us a heads up that this was going to be published in the next day or two. What he did say, his office had tried to contact all parties involved with this property, owner, agents, contractors etc., and there had been no response. He did indicate just how wealthy the owner is by putting him way beyond the 1% bracket when it comes to being wealthy. If I remember John's figure, this person is in the the .00001% bracket. I was just reviewing the current real estate activity, the Hot Sheet for new listings, pendings, solds etc. , and saw this 1.01 acre of land in St Helena had just closed escrow on July 12th at $1,900,000. Though amazing, this is the second highest price for a one acre home site. The same parcel sold on July 7, 2010 for $2,150,000. That works out to be over $43 per square foot which is more than they pay for most commercial parcels here in the Napa Valley.
