In all the homes I've shown throughout the past 18 years, I have had some clear cut signs that this IS the "right place". 1)  The clients eeeeewwww and ahhhhhhh 2)  They stay there longer than just a few minutes 3)  They say, "What do I have to do to get this?" 4)  They are inspired, there body relaxes and/or gets excited, sometimes simultaneously...and you can tell it by their body language. 5)  They become HAPPY. 6)  They breathe a SIGH of relief. 7)  What would you ADD TO THIS LIST? Cheers to finding the right place for you and yours!!

I just found out the property I was making an offer for my client on last night has well over 30 offers!! Asking price was $39,000 on Short Sale. Many offers came in around $100,000. My Question is:Do you think Sellers should be underpricing their Short Sale Homes by 10%, 20% or ?This was underpriced by about 70%....Why? Causes a stir for nothing, at least that's how I feel about it.  When I told the Listing Agent it was severely Underpriced, he responded, "That's how the Seller wanted to price it." How do you feel about it and why?

This is interesting and is it the next on the block? Now that actress Sandra Bullock and ex-husband-to-be Jesse James are selling their Sunset Beach, CA home, another one of their homes is getting some attention and that's their Big Easy home. Known as the "Koch-Mays House," it was built in 1876 for James Eustis, a United States Senator and Ambassador to France. Bullock and James bought the home in 2009 for $2,250,000. Bullock was recently seen with moving vans at the house, but it is not known if she's moving stuff in, or out. Reports have surfaced that Bullock will be moving to New Orleans to raise her newly adopted son, 3-month-old Louis Bardo Bullock, who is a native of New Orleans. The Koch-Mays house is described as a "...Swiss-style chalet with elaborate scroll work, rich cast-...

Contact 13 News from Las Vagas investigates Bank of America. Short Sales take too long.   They marched from a local law office to the federal courthouse, to show the judge that they mean business. Nevada leads the nation in foreclosures and Bank of America holds more of our mortgages than any other lender. Action News regularly field phone calls and emails from frustrated customers who call Bank of America despicable when it comes to loan modifications and foreclosures. The customer service they describe as slow, lazy and downright incompetent. As Contact 13 Chief Investigator Darcy Spears discovered, it’s eaten up billions in bailout money, but many homeowners have nothing to show for it. They sum up their feelings in few words: “Betrayed.” “Shame on you.” “Broken. What do I tell ...

Kris and Kim Darney highlight HAFA….Home Affordable Foreclosure Alternative rolled out April 5th by our Treasury Department as an extension of HAMP….Home Affordable Modification Program. Some of the highlights of HAFA include an incentive of up to $3000 for relocation costs that is paid to the home seller at close of escrow with a successful short sale. Non recourse settlements are also a huge benefit to the homeowner under the new program. If you are looking for alternatives to foreclosure, a short sale may be the answer. We will schedule a discreet confidential meeting with you to answer all of your questions regarding a short sale. 24% of all Americans that have a mortgage are underwater, you’re not alone. A short sale is a dignified solution to a bad economic situation.
