  I just found out the property I was making an offer for my client on last night has well over 30 offers!! Asking price was $39,000 on Short Sale. Many offers came in around $100,000. My Question is:Do you think Sellers should be underpricing their Short Sale Homes by 10%, 20% or ?This was underpriced by about 70%....Why? Causes a stir for nothing, at least that's how I feel about it.  When I told the Listing Agent it was severely Underpriced, he responded, "That's how the Seller wanted to price it." Ontario CA median home prices showed a gain over median prices in April 2009 in all Zip Codes, according to DataQuick, which compiles statistics from county records, and - compared to March 2010 - rose in Zip Code 91761, falling in Zip Codes 91762 and 91764, according to the DataQuick report.  The service reported that 25 Ontario homes in Zip Code 91761 sold during the month of April 2010, with a median price of $267,000, up from the March 2010 median price of $246,000; six condominiums were sold in April, with a median price of $100,000. Now that actress Sandra Bullock and ex-husband-to-be Jesse James are selling their Sunset Beach, CA home, another one of their homes is getting some attention and that's their Big Easy home. Known as the "Koch-Mays House," it was built in 1876 for James Eustis, a United States Senator and Ambassador to France. Bullock and James bought the home in 2009 for $2,250,000. Bullock was recently seen with moving vans at the house, but it is not known if she's moving stuff in, or out. Zillows report shows that 1/3 of all homes sold in February 2010, were sold for less than the orginal loan amount or, Short Sale. Ontario zip code 91761 single-family home foreclosures continue to run high but banks are sending fewer initial notices of defaults and cancelling more sales than in the past - a continuing sign of stability finally coming to Ontario.  Third party investor activity continues to be hot with multiple parties bidding up sales at the courthouse steps.  February 2010 Results Initial Foreclosure Filings - Notices of Default.  There were 51 Ontario (91761) properties which received a Notice of Default - the first public step in the foreclosure process - during February 2010.  This is down from the 58 homeowners receiving these notices in January 2010 and down significantly from the 117 homeowners who received these notices in February 2009.
