Day in the Life of a Relocation Realtor in Malibu, CA.  BTW Malibu AAA is the Best! To give a quick background, I was out with Relocation Clients from China and we went to Malibu looking for homes. They were in my Lexus RX and we just arrived at our second appointment to view a home. This great home was listed at $2.8million. The home had a fantastic panoramic ocean view hence it was a priority to see it. Instead of being met by the agent, the sellers were going to show us the home. (Bit surprised that in this price point the listing agent would not take the effort to show us the home, but that is another subject). November 30th, Thanksgiving was just the other day So what is for Dinner tonite?   For all those who forget like me, Thanksgiving was on the 22nd of November. After Thanksgiving we had, Turkey Sandwiches with Lettuce, tomatoes and avocados for dinner, than we had Turkey Soup made with Turkey stock (bones and leftover Turkey meat and all), than we had Turkey Spring Rolls and then we had Turkey Ragu with Rigatoni Pasta. According to Foreclosure Radar, the September 2012 California foreclosure sales are down nearly 18 percent from the prior month and down almost 30 percent compared to last year. However, Trustee Sales are up; last year those purchased by investors were around 27 percent, while this year they have climbed to nearly 39 percent. California Notice of Defaults were down nearly 48 percent from last year and nearly 20  percent from last month. There has been speculation that an increase in the number of foreclosures could increase if the banks decide to rush to clear inventory before the CA Homeowner Bill of Rights takes affect the beginning of next year. According to new data from analytics firm CoreLogic, the nation’s foreclosure inventory in August dropped its lowest level since April 2010. About 1.3 million homes of all homes with a mortgage sat in foreclosure inventory, slightly under the 1.4 million in August 2011. The inventory rate did not change from July to August. The number of completed foreclosures declined 24% in the month to 57,000 from 75,000 a year earlier. July saw 58,000 completed foreclosures. August marks the fourth month in a row showing fewer completed foreclosures. Since the financial crisis began in September 2008, CoreLogic notes, about 3.8 million homes have been lost to foreclosure. Borrowers with second liens owned and serviced by Bank of America may qualify to get their subordinate debt extinguished entirely. The banking giant mailed 150,000 letters to pre-qualified homeowners who are eligible to have their Bank of America second-lien mortgages eliminated. The program was designed to ease the pains of struggling borrowers who are also dealing with issues on first mortgages and to help more individuals create equity in their properties.
