Foster City, like the others I've reported about this week is also now a Cool Buyer's Market.  The Median price for homes on the market last week was $1,264,444.  Foster City has top rated schools with three elementary schools and one intermediate school.  Like Hillsborough, there is no high school in the city so the kids can select from any of the San Mateo Union High School District high schools, and they generally pick either Hillsdale, Aragon, or San Mateo.  And like Hillsborough, Foster City shares a zip code with another community, 94404 in San Mateo. There were only 16 houses for sale last week.  The average days on the market is 59 but only 25% of those for sale have seen price reductions.  Our reports from Altos Research are only reflecting single family homes, not condos or to...

Foster City, 94404,  shares a zip code with the city of San Mateo but that's the only thing they share.  Foster City is a planned community, meaning it was planned from the ground up, and was one of the first two planned communities in the US.  There are apartments, condominiums, townhouses and single family homes around the town.  It sits at bay side and many communities within the town have waterfront property.  It's a town with outstanding schools.  The three elementary schools and one intermediate school have high test scores and are among the best within the San Mateo/Foster City School District. They are a major attraction to the town for new residents.Last week's median price was $1,218,000.  Fewer homes have seen price reductions than other cities. The houses are generally aroun...

Foster City shares the zip code of 94404 with San Mateo.  This city of about 29,000 people sits on the water front of San Francisco Bay with many homes having beautiful waterfront lots.  It sits east of 101 and south of 92.  So "What's Going on in San Mateo County?" continues with what's happening in the real estate market in Foster City.  Once again, thanks to the great data we have from Altos Research, you can find out. The median price last week for Foster City was $1,279,440 making this a move-up market.  There aren't any entry level single family homes in Foster City.  Entry level here is townhouses or condos and as Foster City is a planned community, there are many of these to choose from. The inventory is trending up, as it is in the other communities I've talked a...

I received a call today from Amber Farina, Coordinator of Community Services for the San Mateo/Foster City School District, correcting some information I had been given by another person at the district office and that I wrote about yesterday. Foster city Schools do have room for Foster City children, there just might not be room at their neighborhood school. Currently there are two schools in the district with impacted Kindergartens - Baywood School in San Mateo and Foster City Elementary in Foster City. Children unable to attend these schools will be able to do so in first grade unless an opening happens during the school year, and then they will be transferred to their school.  Baywood School will have a portable class room set up to allow for another Kindergarten class.   The distri...

The San Mateo/Foster City School District has some important information for you to know about and it's likely you may not know it unless you have already been affected by it.  When your Realtor writes up an offer to buy  a house in our area there is a single page document that says the local school near this house may not be available for your child to attend.  Reason:  impacted classrooms.  Since the San Mateo/Foster City School District started class size reductions to no more than 20 children in a K-3 class was started several years ago, a couple of schools have consistently been impacted at the kindergarten level.  The one everyone knows about is Baywood School in San Mateo because there is a sleepover that takes place every February when local parents begin lining up in front of ...
