It seems that spring and now summer hyave helped out the Quail Lodge real estate market; things have finnaly picked up. There was only one property that sold in the first quarter compared to four in the last quarter. There are currently four properties in escrow; which is much more in line with the past healthy Quail market. As I have said before it is all in the pricing!   Yeah...it seems that Quail is finally heating up. After a very slow start this year Quail Lodge finally has two sales both condominiums and two homes in escrow. Sales for 2009: 7020 Valley Greens Drive #16 sold for $775,000 on 4/6/09 after being on the market for 284 days. 7020 Valley Greens Drive #2 sold for $604,000 on 4/30/09 after being on the market for 55 days. The answer is Yes!!!!   Looking at statistics can be tricky. We cannot always take them at face value, especially when looking at median home prices. The big numbers don’t always show you the entire picture. Every area is different.   If you want sun then Carmel Valley is the place for you. The coastal fog seems to burn off much faster with temperatures usually much warmer than other areas on the Peninsula. Carmel Valley has more to offer than just the sun, the lots are generally larger and you have more privacy. The village is much more laid back and people seem to be more casual than in town. There are still plenty of great restaurants, not to mention that Carmel Valley offers many local wineries, and unique shops.

There's a great article that just came out in the Feb. 25th edition of Time in conjunction with CNN.  It's something to send to your buyer clients who may have been or continue to be on the sidelines interms of moving forward with purchasing a home.  Essentially it outlines that any price reduction = equity, that one might gain by waiting might be offset by rising financing costs and they give a nice example to illustrate this.  It's up to us to get this market moving!  We only have the market we're in at any given time and I would encourage you to think of today's market as being a "mindset."  You are your stiffest competition.If anyone would like a copy of the article, please don't hesitate to ask and I'll gladly email it to you for use with your clients.Happy House Sales!Frank
