I never know what a seller will accept but the best way to find out is to make an offer and see how he responds.

Ya don't know, do ya? Well, neither do I! There's the asking price. And there's whatever response to the offer you make. They may or may not be the same number, but did you bring your checkbook?  I have a pen! 3:)

That the question you need to ask your seller. For some it is what they owe on their loan, for others it's a set point that they've decided. Often it will drop if they haven't gotten a good offer after many months.
