Thanks for the responses. I appreciate it. While on the subject of expired listings I notice a hint of suggestion not to call expired listings from a few. I'd love to hear opinions on that issue from any who care to comment, i.e., the efficacy of calling expired listings, or not. I've heard many opinions before, most against calling them, but I've in fact called many expired listings and not once had a bad experience and most often they appreciate the call even if I'm not successful. I wonder sometimes if the naysayers of calling expired listings simply don't like doing it themselves hence don't want others to do it who don't have call reluctance but that's just speculation on my part.

Switchboard.com has a very good reverse directory, but think twice before investing much in expired listings, remember they are expired for a reason.
