Start with a title company property profile of the subject property, then county records, then MLS and finally, other listing/sale portals. Remove duplications and inaccuracies and you shouldn't miss much after that.

I start with County records and the automated vales from RPR and Zillow because those may be numbers the public can get or another agent may use to try and justify a lower bid. Then I move to MLS records.
