Good start here. Also Fannie's My Community Mortgage - 3% down - lower PMI rates, less point adjusters and Freddie's Home Possible (same principle.) VA/USDA both have 0% down, but have up-front charges that can be financed. USDA also has PMI for life of the loan.
Mortgage Credit Certificates should be included on any first time homebuyer's application.

the FHA home loan through HUD is great. there is also the USDA home loan at zero down. both are low interest.
