Why in the world would a Real Estate Agent ask us to negotiate on their Clients behalf?
Can they not do this themselves?

Good question!
We have a couple of good answers.
How about 10?

We work nationally.
We believe in doing what is best for our two clients,
the Homeowner and the Listing Agent.

We have found that while there were many
short sale negotiation companies in the world,
NONE OF THEM, not a single one,
put the needs and the interests of the homeowner first!

That's just not right.
To our way of thinking, we see this as a great disservice to the homeowner.

This is why it's so important to us to have a well developed action plan.

We may be nice...
but we are aggressive and come to the negotiation table very well prepared!

 

We have 3 Goals in every short sale we negotiate.

• We negotiate to close. We take proprietary steps to insure the deal closes. Our packages go far beyond the minimum requirements.

   

• We negotiate for full commission. It's a case of simple math. By negotiating for full commission your listings attract more buyers agents and hence more offers.

   

• We negotiate for 100% Forgiveness for every Homeowner. Why? First of all it's the right thing to do. Secondly the better off your client is after the short sale the sooner they'll be ready to buy or refer others to you.

   

Isn't that the way every short sale negotiation should be?
We think so.

 

We're different in other ways too!

1. We're virtually paperless! From the point the Listing Agent registers the homeowner in our system, to a 200 page submission package to Loss Mitigation, we operate virtually paperless.

    

2. We maintain a private list of Loss Mitigators! Things are always changing in the Short Sale World. Departments move, requirements change, all the various Phone Numbers, Emails and Faxes, Systems and Procedures! Every lender is different. How can anyone keep up? We can. We use the power of technology to our advantage. Every time a number changes, every time we talk to an Asset Manager, if there is a change that happens everyone in our systems knows about it instantly! Want to know which Lenders to avoid? We have accurate and up to date information.

    

3. We know what Asset Managers want to see and what they don't. With over 14 years in the business we know what to say, what not to say, and when to say it. We also know the little things that'll make a lender sit up and take notice.

    

4. We have the cleanest and best prepared packages around. Time and time again the Asset Managers tell us we have the cleanest and best organized packages. That's important. The typical department receives over 100 short sale packages a day. Our packages allow them to spend more time and energy on making the deal work than having to sift through a pile of unorganized paperwork.

    

5. We can help drive business to the people you prefer. The Escrow Officer. The choice of which company to use varies depending on what part of the country you are in. Here in Northen CA - it usually is the buyer that picks. That doesn't mean we can't push the issue (and we do). We prefer to work with the people you prefer to work with. Starting from our Authorization to Negotiate form, everything is geared to drive traffic to your people - not ours. In fact, everything we do is geared to make you shine!
