Jerome Powell often says that the Fed is "data dependent". Well, the latest data clearly showed both a slowing job market and easing inflation rates. The December Fed rate cut now looks well-justified, but the market remains skeptical that the Fed will cut again on January 28.  We are 30 days out from that decision but realistically I don't think anything will radically change.  #housingmarket #realestatenews #housingmarketupdates #realestatemarket #mortgage #realestate #whatsupwithrealestate

You already paid for the first click. The visitor skimmed a listing, peeked at your bio, then left. That isn’t a loss. It’s a timing gap. Retargeting keeps your name in front of warm visitors so when they’re ready, you’re the easy call. Why This Topic Matters Most site visitors leave without contacting you Warm audiences convert faster than cold traffic Small, steady budgets can drive real appointments Clean tracking turns ad spend into clear next steps What Retargeting Is and Why It WorksRetargeting shows ads to people who visited your site or viewed your content. Think of it as paid follow-up. It lowers cost per lead because you focus on people who already know you. It also builds recall across feeds, search, and your own pages. How to Set It UpInstall tracking Add the Meta pixel and Go...

If your pipeline feels stuck, it’s not ideas you’re missing. It’s a rhythm that ships work every week. This is a simple 90-day system that converts “someday” into booked time on your calendar.Treat your quarter like a sprint. Tight blocks, clear KPIs, and one small task shipped before lunch each weekday. Why This Moves the Needle Most contacts die in the CRM when nobody follows up. Time blocks beat willpower. A schedule you can measure wins. Small, daily actions compound into consults and signed agreements. Build the Sprint: What to Do First Audit three days of time. Track every 30 minutes. Find the lost hours. Pick two primary channels for 90 days. Example: email and retargeting. Stand up your CRM. Tag 200 contacts by sphere, prospect, or farm. Protect a 15-minute morning block. Ship on...

New agents don’t fail from lack of hustle. They stall because the first quarter turns into random busywork that never creates real conversations.Treat your first 90 days like a launch. Build habits that make you visible, credible, and bookable every week in today's market. Buyers and sellers check you online before they call. Competition is louder and faster, so consistency wins. Simple systems beat talent when the calendar gets crowded. Run Your Quarter Like an OperatorYou’re building a business, not cramming for a test. Spend roughly 80 percent of your work time on marketing and lead gen. The other 20 percent goes to education and transaction prep.Do this Write a one-page plan with income target, lead sources, and budget. Set up a clean CRM and tag at least 200 contacts by relationshi...

Everything was a go: motivated sellers, excited buyers, strong financing, and even a quick escrow timeline. The buyers loved the layout, the community, the price was right, inspections were clean, and we were working toward closing with smiles all around. It was one of those rare deals that felt easy and reminded everyone why timing matters in real estate. Then the HOA stepped in with an unexpected compliance issue tied to a past exterior modification. Resolving it meant months of approvals, meetings, and uncertainty, time the buyers simply did not have. Despite best efforts on all sides, the deal could not survive the delay. It was frustrating for everyone involved and a clear reminder that HOAs can quietly hold all the power. Yes, every transaction tells its own story, and no two real...

This is a much discussed topic especially at this time of year as we review out business items in preparation for the coming year.  Remember to regularly review your policy to ensure it reflects your home’s current value and any major updates or renovations.Pro tip: bundling your home and auto insurance and exploring discounts for safety features like smoke detectors or security systems can often help you save money too!Questions about buying or selling? My “Aha” Moment — The Power of Staying ConnectedAfter decades in real estate, I had seen just about every new marketing pitch imaginable. Shiny programs. Lead funnels. Promises of “instant business.” You name it — someone tried to sell it.One day, a marketer approached me excited about yet another new system. Before I could even consider it, Mark McInnes looked at me and said something that stopped me in my tracks. He told me he was always impressed by how many past clients I had helped — families I had worked so hard for — people who already trusted me and appreciated what I brought to the table. Then he asked me one simple question:“Are you staying in touch with them?”I paused. And I had to admit…Not as much as I should have.I’ve always poured myself into my clients while we’re in the mi...

Last week in our real estate world was right in the middle. A few things moved forward without much effort, which felt like a gift. A showing went better than expected. A conversation cleared up confusion before it turned into a problem. Other parts took longer than they should have. A decision lingered. A deal needed revisiting. Patience was tested more than once during the week. Nothing fell apart, and nothing flew either. But by the end of the week, the needle had moved. Sometimes that quiet progress is exactly what keeps everything in motion. Not every week in this business ends perfectly, but even the half-good weeks keep things moving. Sheila

Thinking about how many people we helped last year who weren’t sure they were ready…until they were. Real estate decisions rarely happen on a schedule. Once the pressure is gone, decisions tend to make more sense. Sundays does feel like a good time to remember that. Happy Sunday Rainer's Sheila
