Much is written about due diligence being the responsibility of the buyers. Yet for professional real estate agents these individuals recognize their responsibility respective to due diligence. For me, I have created my own personal acronym for DUE.D=Deliberate.  I must be deliberate in my actions. This means taking action as quickly as possible. Additionally to be deliberate requires me to have knowledge of what I need to do and what I need to know. U=Understanding. I recognize the understanding of my buyers may not be at my level of competence, knowledge and experience. This is not the time to be lazy or expect the buyers to know what they do not know.  Also, my understanding extends to recognizing my potential clients to clients may not read or understand what is forward to them.E=Eff...

What's a SME you ask?  it's not more NAR related alphabet soup to add to your signature and advertising, but Subject Matter Expert is the answer,When a consumer contacts us, they're expecting whoever answers the phone to be a SME when it comes to real estate matters.  If they didn't think we were the SME for the particular topic or location that concerns them, they'd never reach out.To be a SME, you have to know stuff.  That doesn't mean you have to spend years in college getting an advanced degree, instead practical knowledge and critical thinking can trump a certificate. But for that practical knowledge to matter, you have to get people to find you, and IMO that's where blogging and IDX pages really come in handy. And frankly, it's easier to be a SME if you have a niche than trying to k...

What does house staging entail? Should you hire professionals? With a little bit of patience and some creativity, you can stage your home for a successful sale without having to hire professionals or making expensive purchases. We’ll show you how.Make an Emotional ConnectionEven if buyers have their own furniture, colors, and a specific decor in mind they will picture themselves living in the home you’re selling. That’s why it’s so important to create an atmosphere that reflects their deepest desires. Consider these positive feelings: comfort, happiness, joy, serenity and maybe even a little luxury. Can you bring these emotional elements to your home?Think about it. How do you feel when your home gets cluttered and messy? Isn’t it frustrating? But when everything is put away and cleaned...

Petty things that drive me crazy in MLS lI apologize in advance, I try to be as positive as can be, but I need to get this off my chest. This post has been inspired by my distaste for LAZY AND SLOPPY. Here is the list:1. No room sizes. Is it that difficult to bring a tape measure to your listing appointment? They cost like $10.2. No description. Every house has something nice about it, and if not, it has a purpose.3. No front of the house pic In my opinion, this is the most important pic. My immediate thought is-- this house must look like hell. 4. One photo. That's right, one. Burn a few calories, walk around the house, and snap away if you are not getting professional photography.5. The wrong subdivision name. Not the end of the world, but if you don't know it, click on None. Nothing ...

Houston's single-family housing market has experienced its share of ups and downs. After a scorching hot streak, the market dipped in 2023, mirroring a nationwide trend influenced by economic uncertainty and rising interest rates. However, as we navigate the first quarter of 2024, whispers of a potential rebound are starting to take hold. While the Houston Association of Realtors' December market update painted a picture of a sluggish market in 2023, with single-family home sales dropping 12% year-over-year, it's important to consider the context. The previous two years saw an unprecedented surge in demand, fueled by historically low-interest rates and a competitive seller's market. A correction was inevitable, and the current market reflects a return to a more balanced state. This balan...

In Florida, where is the safest location to dodge hurricanes?       Depending on who you ask, people are undoubtedly inquiring and searching online. And with good cause.     According to NOAA, there are over seven hurricanes that hit the US on average every four years, and roughly three significant storms that make landfall every five years.Florida is the epicenter of 40% of all US hurricanes.  Sixty percent of significant hurricanes make landfall in Texas or Florida. Any hurricane with maximum sustained winds of at least 111 mph that is Category 3 or above is considered a major storm.     In summary, while no area in Florida is completely protected from storms, some areas are thought to be "safer" than others. Which areas of Florida have been affected by hurricanes and tropical st...

Whenever you intend to sell something, the first thing you do is make it as attractive as possible, and this is the same for real estate. A clean home can earn you points, so it's worth making it attractive enough to set a good price. However, before you get your cleaning supplies and the 55-gallon trash bags, there are a few things you need to know about deep cleaning your home. Where Do You Clean? You must clean the hotspots, and this includes the most important parts of the home. There isn’t a specific formula for figuring this out because it differs from home to home. However, there are things or places that, if dirty, will be noticeable to prospective buyers. This means they might rethink making the purchase. Some of the essential places to clean include:Oven, Dishwasher, and Fridge...
