We all need as many "touches" as we can get with our clients, so this is just another way.   Whether you mail or email them, I like to call and ensure they received them, just in case they need them for their 2024 Tax Filing.I do snail mail my settlement statements, and include a personal note to each one of these clients.

Cora Carleson has a great blog to share with us here in the Rain about Flood Zone.  Don't miss it.  Is My Home in a Flood Zone? I read this article by Margaret Heidenry and I thought, wow, she has a really good point. I thought I would give you’re the summary version so you can make sure you understand flood insurance and know if you need it. A home’s risk of flooding—from hurricanes or a huge downpour—is probably not the first thing you’d think to check. However, the fact is that many U.S. homes lie within flood zones, a lot of homeowners aren’t properly aware of the risks or prepared to take them on. Most homes in high-risk flood zones are near a body of water. For instance, the Gulf Coast is one of the U.S. regions most vulnerable to hurricanes that cause flooding. Yet more than 20% ...

Elliot Eisenberg was in Denver yesterday and spoke in two locations to REALTORS® and mortgage professionals.   There was even a few title company owners in the audience.   Some did not make the event, as we had a good snowstorm with lots of wind in the morning. For those who made it, he made it worth our while!   He shares lots of stats and charts to show the changes over the years, and why we are not in a recession right now.   He did say we need to watch two items that could affect our economy - the unemployment and what Trump does with the Tarriffs.    The immigration could cause issues also, as these are the workers in the hospitality, dairy and agricultural industries. He expects the rent rates to decrease, since most of the immigrants do rent.   He feels the Fed will cut rates mor...

Selecting the right real estate agent is crucial for a successful property transaction. Avoiding common pitfalls can save you time, money, and stress. Here are the five biggest mistakes people make when choosing a real estate agent:1. Prioritizing Commission Rates Over QualityIt's tempting to choose an agent offering the lowest commission. However, lower fees often correlate with reduced services or less experience. An agent's expertise, negotiation skills, and market knowledge are invaluable and can lead to better overall financial outcomes.2. Neglecting to Research the Agent's Local Market KnowledgeAn agent's understanding of the local market is essential. Agents familiar with your area can provide insights into pricing trends, neighborhood amenities, and potential challenges. Without...

Consult your plumber or home improvement expert for the best types to use.2. When temperatures are going to be well below freezing outside keep a faucet dripping inside. Homestead Exemption in Texas It's that time of year! A new year has just begun. If you are a homeowner in Texas, it is that time of year to think about making sure you have filed your homestead exemption on your home. The homestead exemption is for all homeowners in Texas who have recently purchased a home or purchased a home in the past who have not filed. You can only have one property as your homestead and that is the one where you live. I am not sure 100% of when you can file, but the best bet is to file between January and the end of March in order to make sure the exemption is given to you when your property tax bill comes out in Octob...
