There are two very large real estate companies in Jackson Hole, and a host of smaller ones. Sotheby's International Realty, with some 119 licensed agents, loves to advertise their dominant market position, created, of course, by virtue of the number of agents in the office. The second largest firm, weighing in at around 88 agents, is Jackson Hole Real Estate Associates, and their advertising emphasizes that they are the largest locally owned real estate company. They both love to tout their international affiliations. Contour Investment Properties has three agents in Jackson. And it turns out, it's not how big you are, it's what you know and what you can do. And Contour Investment Properties knows commercial real estate.

This historic Jackson Hole building, formerly known as The Roundup, was sold on February 11, and the new owner has wasted no time renovating the building. The interior has been completely gutted, and with a lucky break in the weather, the roof was completely torn off yesterday. Everyone hopes the clear weather holds, since the new roof trusses don't arrive til next week. If not, they'll be shoveling snow off of those hardwood floors! Tenant interest in the building has been strong, no doubt spurred on by two front page newspaper articles discussing the sale and renovation. It's the end of an era for this historic building in Jackson Hole, and the start of a new one. The Roundup building, as it has come to be known, was originally built in 1947 as a small retail store. In 1980, the original 1,750 square foot building was enlarged to over 12,000 square feet. The original structure was retained, and a new building was added on to the back of the first building. One tenant occupied the building for the virtually all of its life: The Roundup. The Roundup sold cowboy boots and hats, and for the last 30 years, lots of postcards and tourist-oriented Western themed kitsch. Alas, all things come to an end. Jackson Hole is harnessing up for the annual International Stage Stop Dog Sled Race (ISSDSR) and Winter Carnival, with festivities beginning January 27.  The race, which begins in Jackson Hole, Wyoming, and runs to Park City, Utah, lasts eight days and includes exciting activities to send the mushers on their way. The ISSDSR was started in 1996 by Frank Teasley who still serves as race director.  His goal was to give the public an opportunity to view sled racing first-hand, and to focus attention on the beautiful Wyoming landscape.  He succeeded at both endeavors, and the race has been a winter highlight for more than a decade. The Aircraft Hangar Energy Audit - Energy Auditing Corporate and FBO Aircraft Hangar Energy Efficiency. This month we are performing energy audits on all types of corporate aircraft hangars and larger heated hangars at FBO's in Idaho, Wyoming and Utah. No one knew just how weather tight and energy efficient these buildings would be. We were surprised to say the least. The hangars that we have performed energy audits on so far are very well insulated and most of the areas of air loss are at the tops of the hangar doors and around the bottom corners.   If you live in Solitude or The Meadows you can ride your horses just 3 miles north to Dornan's at Moose.  Took a ride with some friends yesterday from Solitude to Moose. It was a fabulous Fall day. Upon arrival we loosened the cinches and tied up the horses at the hitching rail outside of Dornans.  Inside there were lots of familiar faces of friends and past clients all enjoying the best view restaurant in Jackson Hole. Looking out the large picture window, a cow and baby moose were playing next to the Snake River. I had considered booking a reservation at a different hotel in town, a place that costs $1,000 a night. I figured we'd be here only one night so it might be nice to stay at a really swanky place. But when I figured out we would get to the hotel around 9 PM and be out first thing in the morning to drive to Yellowstone, it seemed sort of foolish and unnecessary to spend that kind of money for such a short period of time. I'm sure some reading this blog will think it's stupid to spend that kind of money for one night at a hotel EVER, but I'm of the mind set that you only live once. During a recent energy audit of a high school gymnasium in Wyoming we found some really cool "bar graph like" patterns in the cinder block walls. The outside air temperature was in the upper thirties and the porous cinder blocks were saturated from a recent heavy rain storm. Once we installed our huge blower door fans and started depressurizing the building we noticed these strange thermal images. The exterior walls looked more like "bar graphs". The solution to this porosity issue will be to coat the exterior surfaces with a sealer. The blue in the thermal images is wet and cold wall structures.

Energy Audits for homes, condos and businesses in Jackson Hole are almost twice what we experienced last year. Some of the businesses are receiving tax credits, but the home owners are realizing the utility savings that can be gained by sealing up and insulating their properties. This trip to Jackson will also give us the opportunity to go back to several properties that had energy audits performed last winter and verify the quality of the energy retrofitting work performed this summer.
