There were 57 sales with an average sales price of $227,922 with 78 days on the market and a list to sales ratio of 96.70%.  There were also 22 accepted offers with future closing dates.In June the sales were down 13 sales when compared to 2009 and new listings were up 9 in the same period.There are currently 362 listings with an average list price of $238,705 with an average time on the market of 151 days.  Wauwatosa results this year have been significantly better than last year.  There has been 44 more sales this year than last year.  In june the sales were down but year to date sales have been up.

There were 72 properties sold with and average sales price of $209,702 with a list to sales ratio of 96% and 167 days on the market. There are also 39 accepted offers with future closing dates.There were 6 fewer sales this may when compared to last year and the new listing activy declined by 40% or 38 properties.There are currently 350 properties listed with an average list price of $237,062 and have been on the market 152 days.

There were 57 closings in April 2010 with and average sales price of $202,459 with a original list to sales ratio of 93.86% and a average of 157 days on the market.  There are also currently 49 accepted offers with future closing dates of which 28 where accepted in April.In April 2010 there were 57 sales compared to only 38 in 2009, so there were a increase of 18 properties or 46%.  In the same month there was 107 new listings or 8 fewer than in 2009.There are currently 399 properties listed with an average list price of $234,363 with an average time on the market of 135 days.when comparing Sales for 2010 to 2009 year to date it is apparent that the tax credit assisted this market.  The sales for 2010 have been 157 through April compared to 109 in 2009, which is a 44% increase.

There were 2% fewer sales in 2009 than there was in 2008 or 11 fewer sales.  In 2009 there was a total of 515 properties that sold in 2009.  The months that the activity exceeded 2008 results were September, October and November.  The worse months compared to 2008 results were February and December. There were 11.3% fewer new listings added in 2009 compared to 2008 with 120 fewer new properties. Most activity of the sales was in the $   170,000 - $275,000 with limited activity over $350,000.  The average sales price was $206,122 with an average time on the market of 126 days. The current listing inventory is 271 properties with an average list price of $225,896 with an average time on the market of 200 days.
