I love how both Linkedin and Active Rain works! Especially if you have good contacts over the years and are attached to good groups to net work in.  I have been able to use both to assist property owners stay in their homes or at least save their how to resell it.  My latest case I had a person contact me 1 week before the foreclosure sale after have bad luck with a credit counselor, a attorney, and dealing with hope.  I was able to identify the right person, send a email identifying the situation and what I was looking for.  The results is that the case was placed on hold with a good indication of being able to work out the situation and most likely the sale of the property.   This is a positive for everyone.

This week I was at a seminar about the different facets of comical Real Estate to give my self a review.  I have been focusing on Residential Real Estate and helping people in foreclosure (for Free) to assist people in these though times. During this Seminar that had loan officers from Park Bank to help everyone understand what was happening in the commercial loan market.  What concerned me was that there outlook was not very positive and that they believed that the interest rates will be increasing and terms will be reducing.  My condern of course is how that will effect value and cash flow. In 2008 there was a total of 224 properties that have sold, which is 61 less than in 2007.  The sold activity declined 21.4% from the previous year.  The total listed was 586 properties which was 136 properties fewer than in 2007 or 18.8% decline.   The average days on the market was 107 days.  Homes with 2 bed rooms averaged 129 days to sell.  3 bed rooms sold in an average of 90 days and 4 bed rooms sold in an average of 84 days.  The 5 bed rooms took the longest time to sell at an average of 157 days.   The average sold price was $265,932 with a  average list to sell ratio of 95.96%. December was a slow month for Sales activity in Muskego.  There was only 4 sales in Muskego with a average sold price of $377,250.  The average time on market on the properties that sold was 120 days with a 93.77 list to sales ratio. This is an udate to my November blog about Realty Trac not reporting foreclosures in Waukesha and Milwaukee counties.  Recived a e-mail from one of the executives and they indicated that the file they received had issues with bad addresses and because of that their was a delay in updating the records.  Since there have been a number of records updated with would be a normal month. Se indicated sometime the records come a little late too. Any way the records have been updated and I will continue to watch!

During October 2008 there were  a total of 16 sales which is 8 less than last year or a reduction of 27% in volume.  However, the mediam sale price increased $78,949 or 41.3%.  The new listed added stayed even with last year with 53 new listings added in October.   In November month to date there has been 11 sales in 2008 compared to 18 in 2007 and there have been 13 fewer listings this year compared to last year, which is a reduction of 37%. The median sales price has increased 27% compared to last year and the median list price has reduced $30,800 compared to last November.   There are currently 228 poperties listed in muskego with a average list price of $396,442 with a average market time of 137 days. Here is the market snapshot for Muskego Wisconsin Real Estate for the month ending February 2008. Number of Active Listings: 139 Number of New Listings: 31 Under Contract: 13 Closed Sales: 20 (down from 24 a year ago) Average Sales Price: $292,496 (UP from $278,412 in 2007) Average Days on Market: 101 (same as in 2007) What does this mean??  Muskego has an over supply of inventory.
