  According to the latest Country Financial Security Index, fewer Americans believe that homeownership is attainable for middle-income consumers. It’s no wonder with the housing events of the past few years, Americans just are not confident in the future of the housing market. Almost half of the people surveyed by the Country Financial Security Index believe that we are headed for another housing bubble. Last year, those that were surveyed, about 46%, said owning a house was something that was attainable. That percentage is down to 41% this year. At the same time, home prices are up 12.4% according to a Core Logic Home Price Index Report.   The survey also looked at reasons why Americans do or do not own homes.  One of the biggest reasons was they simply could not afford a down payment....

  With Halloween coming up, would you buy or want to live in a "haunted" house? More than half of home buyers say they’d be OK buying a “haunted” house, according to realtor.com’s 2013 Haunted House Report. This was based on a survey with over 1,300 respondents.  In fact, over a third of respondents say they’ve already lived in a haunted house.  The survey also showed that for buyers to buy a "haunted house", they would need some sort of discount on the purchase price.  Nineteen percent of survey respondents say it would take a discount of 51 percent or more on a haunted house for them to buy it.    When purchasing a home, buyers want to know what they are getting into including anything potentially spooky.  While the majority of consumers are open to purchasing a haunted home, many buy...

According to the National Association of Realtors, Generation X – those between the ages of 33 to 47 made up the largest chunk of home buyers between July 2011 and June 2012.  31 percent of home buyers were in this age range.  So what does this all mean for us as realtors?     I think that with this age group, it is so important to be current with new technology trends.  With so many people having smart phones, one can text, email or send contracts from one person to another.  Nowadays, one can digitally sign contracts without even having to print the contract out.  A buyer can also view pictures of homes or view a home video while they are sitting in their car in front of the property.  Taking it even further, a buyer can look at pictures on-line of homes that they may be interested in...

Sales of homes in the 4-county Metropolitan Milwaukee real estate market increased 15% compared to August of 2013. There were a total of 1,862 homes sold in August, compared to 1,619 a year earlier.All four counties in the metropolitan area had an increase in sales, led by a 109-unit gain in Milwaukee County. Waukesha County had 53 more sales from 2012. September 11, 2013 August Market Reports   Milwaukee Strong demand for a limited supply of homes for sale has seemingly outweighed higher mortgage rates, at least for the time being. The idea that mortgage rates may rise further is likely spurring some of this demand. The dream of homeownership is very much intact, but buyers should be prepared with competitive offers, since every measure of market health is pointing upwards. New Listings in the Milwaukee region increased 8.5 percent to 2,210. Pending Sales were down 18.4 percent to 1,161. Inventory levels shrank 7.7 percent to 8,373 units. Prices got a lift. Institutional and cash buyers have effectively priced themselves out of the market. During the downturn, much inventory was purchased by these groups. Now that prices are rising, there's less incentive for these kinds of buyers, yet affordability for consumers remains attractive. New Listings in the Milwaukee region increased 17.7 percent to 2,362. Has this ever happened to you in Real Estate? We now have Real Estate sites with online bidding for foreclosed properties. Some have a simple process, others seem to defy the basic laws of logic. Real Estate Agents use these online sites everyday to submit bids, track progress and communicate with asset managers throughout the sale process. I had a strange experience with one of these sites.   A while back I submitted an online bid on a foreclosed property on Tuesday. Their site promised replies to bids within 2 business days. No holiday that week, and no answer by Friday. Now what to do? No one to contact, no one to call except the Listing Agent. All they know is bids are done online. So sit an wait. Finally, 2 weeks later I receive a request for a highest and best offer from my Buyer....
